Project Manager - Plan and coordinate the construction of multi-family residential apartment construction, commercial office buildings, and restaurants, including managing scheduling, budgeting, and implementation of construction projects, including high-value contracts worth $50 million or more, utilizing a variety of software tools including Yardi Voyager accounting software, Microsoft Excel, Word, and PowerPoint, Microsoft Project and Primavera P6, Procore, AutoCAD, Revit, and Bluebeam and Planswift estimating software. Duties include:
- General project management:
- Coordinating weekly meetings with clients and site personnel to discuss and resolve project issues and ensure project is on schedule for completion and within budget.
- Connecting daily with other team members, particularly with other Project Managers.
- Completing construction site visits 2-3 times each week to inspect the job site for any safety violations, provide updates at weekly progress meeting, coordinate subcontractors, and make sure that the site is kept clean at all times.
- Addressing day-to-day field issues and acting as primary point of contact with Construction Superintendent.
- Acting as primary point of contact with project designers, city personnel, real estate brokers, attorneys, utility providers, and lenders.
- Communicating with trade partners and team members regarding new and current projects.
- Providing coaching and guidance to Assistant Project Managers.
- Generating and approving initial project schedules and budgets.
- Any other duties or tasks as assigned by Ownership.
- Project scheduling:
- Creating baseline project schedule in MS Project based on reasonable schedule logic and project filters determined in planning and development meetings, as well as monitoring and updating the schedule in a timely manner.
- Managing project schedule, including weekly reports to ownership and executing any necessary corrective measures to ensure on-time completion.
- Developing and executing schedule recovery plans.
- Project cost management and budgeting:
- Estimating project cost by calculating quantity take-off data using various take-off software such as Bluebeam and Planswift.
- Performing financial and job cost reporting review via Yardi Voyager.
- Conducting weekly/monthly financial meetings and coordinating with Accounting.
- Managing and providing final approval of all project contracts, change orders, PayScan invoices, purchase orders, AIAs, RFIs (including receiving of purchase orders, when applicable), and retainage release.
- Performing monthly reporting and forecasting of project budget.
- Conducting bank draws and preparation of AIA draw requests, estimating cash flow, and analyzing project risk.
- Developing and executing budgetary recovery plans, based on a clear assessment of problems and development of solutions.
- Evaluating project field and scope changes for impact on cost and/or schedule.
- Participating in negotiation of construction contracts and bid proposals.
- Buy-out & RFP oversight:
- Gathering details and compiling data to estimate all construction costs according to specifications.
- Overseeing the entire RFP program for Development, Vertical Construction, or both, as assigned.
- Participating in project buyout, establishing RFP, and maintaining a 3-bid analysis report for multiple trades, reviewing scope of work and negotiating based on budget requirements.
Position requires (1) Bachelor of Science in construction management, civil engineering, or very closely-related field and 5 years of progressively responsible work experience in the offered position or Assistant Project Manager position, OR Master of Science in construction management, civil engineering, or very closely-related field and 2 years of work experience in the offered position or Assistant Project Manager position. (2) Required experience must include (a) Working on construction projects for multi-family residential apartment construction, commercial office buildings, and restaurants; (b) Working on high-value contracts/projects worth at least $50 million; (c) Using Yardi Voyager accounting software; (d) Using Microsoft Excel, Word, and PowerPoint; (e) Using Microsoft Project or Primavera P6; (f) Using management software Procore; (g) Using AutoCAD and Revit; (h) Participating in the negotiation of construction contracts and bid proposals; and (i) Using Bluebeam and Planswift estimating software. (3) Completion of OSHA 30-hour Occupational Safety and Health Training Course. (4) Completion of CMCI Construction Manager-in-Training certificate program. (5) May be required to work occasional evening hours, weekends, and holidays to attend to any emergencies at construction site. (6) Local travel approximately 10% of worktime to visit construction job sites 2-3 times per week. (7) Successful completion of drug and background check.
