HVAC Mechanics maintain and service heating, ventilation, air conditions, and refrigeration systems and related electrical and pneumatic control systems at all College locations: Paramus, Lyndhurst, and Hackensack. Must provide high quality customer service to the College community.
POSITION SUMMARY
Responsibilities include but are not limited to:
- Performs skilled HVAC work, including the installation and repair of general HVAC systems and equipment; inspects and performs tests on systems and equipment to identify defective parts and ensures proper functioning.
- Maintains, repairs, and replaces hot water, condenser, and chilled water systems, including pumps, control valves, heat exchangers, cooling towers, and related controls.
- Maintains, repairs, and replaces heating, cooling, humidification, and filtering equipment and systems such as fans, heat pumps, fan coil units, rooftop package air conditioning units, electronic and pneumatic modulating thermostats, pressure and volume controls.
- Maintains, repairs, and replaces blowers, blower motors, fans and fan motors, belt drives, bearings, dampers, damper motors, compressors, checks and sets up thermostatic expansion valves; calibrates pneumatic and electrical thermostats.
- Responds to HVAC complaints, troubleshoots issues, makes recommendations for short and long-term actions.
- Installs and assists in the repair of sheet metal ducts and registers, insulation, cover piping, sheet metal ducts and fittings, or other compositions.
- Maintains, repairs, and replaces residential boilers used for heating and cooling of air and their combustion and control systems. Performs daily rounds on all the boiler rooms, records temperature and utility meter readings and inspects functions and operation of all the mechanical systems. Takes corrective action promptly on deficiencies noted.
- Fabricates tubing or piping for pneumatic control systems.
- Operates energy management or building automation systems that control heating and cooling systems.
- Maintains and repairs, installs and operates all Direct Digital Control systems as related to the HVAC equipment.
- Installs, alters, maintains, and repairs pneumatic control systems and components of control systems.
- Repairs and maintains machinery and mechanical equipment and controls according to manufacturer’s specifications, diagrams, sketches, and specifications. Ensures all work is performed to applicable laws and codes.
- Prepares and performs preventative maintenance schedules and routines using work order tracking software.
- Knowledge of computerized building automation systems.
- Manages electronic and manual information and building management systems to control, adjust, and report on equipment.
- Works collaboratively and respectfully in a diverse and inclusive environment with College staff, students, contractors, and community members.
- Calibrates all temperature, pressure, and humidity controls. Checks, adjusts, and re-calibrates all environmental controls.
- Maintains inventory of equipment, materials and supplies, records materials used, and work completed
- Must respond to emergencies, as required, which may include working off-hours or holidays.
- Directly responsible for clearing snow and ice, as needed
- Knowledge of personal computer operation; electrical safety, building codes, and Internal Air Quality (IAQ) Guidelines. Good knowledge of: Basic Refrigeration Cycle, Refrigeration Systems and Components, Water Source Heat Pumps, Absorption Chillers, Psychometry, Variable Air Volume Systems, Centrifugal Water Chillers, Refrigerant System Piping, Air Conditioning Fans, A/C Systems, Humidification and Heating Technologies, Automatic Control Systems.
- Performs additional tasks or duties as assigned.
SPECIAL SKILLS AND QUALIFICATIONS:
Education: High School diploma or equivalent including vocational or technical school education or a relevant apprenticeship.
Must have a Universal Certificate. Blue Seal License and Certified Pool Operator (CPO) certification required or willingness to obtain.
Experience: Minimum of five years’ experience operating, repairing and maintaining HVAC equipment and controls according to manufacturer’s specifications, i.e. valves, motors, belts, bearings, filters and lubrication. Experience working with outside contractors/vendors in repair and/or maintenance of HVAC systems preferred.
- Must have a valid Driver’s License and the ability to drive in the State of New Jersey.
- Ability to read, speak, and understand English sufficiently to perform duties of this position. Ability to understand and follow safety procedures, policies, and guidelines.
- Must have availability to work all shifts, including weekends and holidays, as needed.
- Must have ability to use hand tools, lifts and mobile equipment, power tools, and testing and measuring devices.
- Must tolerate prolonged periods walking, standing, bending, stretching, pushing, pulling, climbing ladders, or kneeling on uneven surfaces
- Must be physically able to operate power equipment and power tools
- Must be able to lift up to 50 pounds at a time on regular basis, and occasionally up to 100 pounds
- Able to work in unconditioned, noisy, dimly light, confined, and odorous spaces, including the ability to work in variable and sometimes extreme weather conditions such as rain, snow, storms, heat, cold, and other weather indigenous to the area
- Ability to use hand tools and power tools
- Must wear personal protective equipment (PPE); (i.e. eyeglasses, gloves, hard hat, coveralls)
- Must be able to climb a ladder and work at heights for extended periods of time, must completed fall protection training
- Ability to read and interpret blueprints, schematic drawings, charts, and technical instructions.
- Ability to prepare reports and present facts clearly, both orally and in writing.
- Ability to work in confined spaces and to work from ladders or elevated platforms
- Embodies a “culture of safety” in all tasks
- Knowledge of building codes, safety regulations, and safety practices
- Proficiency with Microsoft Office Suite, ADP time keeping, and Google business suite experience preferred
SALARY AND BENEFITS
- Annual Salary is $55,000-$70,000
- NJ Educators Health Plan with free Vision and Dental. NJ State Pension plan.
- 13 vacation days, 15 sick days, 4 personal days, 2 floating holidays, all designated holidays and 5 non-designated holidays a year. 3 Partial Sick Days.
