Commercial Building Engineer

The Building Engineer plays an essential role in the operation of our building, often serving as the primary representative of our company when interacting with tenants and vendors. The position is responsible for all building and grounds maintenance functions, including but not limited to overseeing 3rd party services, construction oversight, general upkeep, in-house repairs and maintaining preventive maintenance programs. The Building Engineer will manage outside contractors, including but not limited to those vendors servicing mechanical equipment, access control systems, and fire and life safety facilities.

The Building Engineer plays an essential role in the operation of our building, often serving as the primary representative of our company when interacting with tenants and vendors. The position is responsible for all building and grounds maintenance functions, including but not limited to overseeing 3rd party services, construction oversight, general upkeep, in-house repairs and maintaining preventive maintenance programs. The Building Engineer will manage outside contractors, including but not limited to those vendors servicing mechanical equipment, access control systems, and fire and life safety facilities.
Essential Job Functions:
- Oversee all facility maintenance including but not limited to, mechanical and HVAC maintenance, electrical, elevator, landscaping and grounds upkeep, and access control system maintenance.
- Schedule preventive maintenance work in-house or with appropriate 3rd party vendors.
- Work closely with Property Management Team on all related building activities, including but not limited to, tenant service requests, HVAC, electrical, plumbing, fire and life safety inspections and repairs, landscaping and grounds maintenance, elevator inspections and repairs, etc.
- Inspect all mechanical equipment for proper operation on a regular basis.
- Perform preventive maintenance activities applicable to the property.
- Perform light electrical repairs e.g. changing of lamps and ballast in common areas and tenant suites as necessary.
- Perform minor plumbing repairs.
- Provide the Property Management Team with recommendations for capital projects.
- Experience with operating Building Management System (BMS) preferred.
- Vendor bid procurement and bidding.
- Light painting and common area cleaning, as needed.
- Perform daily service order requests.
- Availability 24/7 on all after hour building related calls.
- High school diploma or general education degree (GED), engineering related preferred.
- Skilled in several areas such as HVAC, electrical, and plumbing.
- Minimum of 5 years of experience in commercial building operations and maintenance.
- Thorough knowledge in all building systems operations, maintenance, and repair.
- Excellent interpersonal skills in dealing with tenants, clients, and vendors.
- Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
