POSITION SUMMARY:
Black Lion Investment Group (BLIG) has an immediate need for a career-minded individual interested in growing a career in commercial property management. In this Property Manager role, you will be exposed to all aspects of commercial real estate. This position requires effective communication skills, strong financial skills, and excellent organizational skills. The Property Manager is responsible for day-to-day interaction with tenants, with a focus on tenant retention and customer service. ESSENTIAL DUTIES and RESPONSIBILITIES include the following. Other duties may be assigned.
· Assist with the development and implementation of the Management Plan for assigned assets.
· Communicates effectively and frequently with the Director of Property Management on all significant operating issues.
· Works with Accounting to manage the accounting process and directs on-site bookkeeping functions and collection process.
· Prepares financial reports on monthly, quarterly, and annual basis for assigned properties.
· Analyzes financial statements to project future financial position and budget requirements.
· Reviews account aging reports to ascertain status of collections and balances outstanding and to evaluate effectiveness of current collection policies and procedures.
· Maintains intimate knowledge of lease agreements; ensures compliance from an accounting standpoint and acts upon from an operations point of view.
· Prepares adjustments to tenant billing process.
· Perform annual budget preparation – compile key assumptions and capital budget information, maintain lease level budgeting for all tenants, review and coordinate the budget input into the accounting system.
· Perform annual operating expense reconciliations in accordance with tenant leases.
· Recommends, justifies, develops, and coordinates projects that enhance the value of the properties.
· Works with vendors and subcontractors to facilitate maintenance, repair, or renovation and obtains bids for work pursuant to BLIG guidelines. Maintain work order tracking documentation to ensure each work order is initiated and completed.
· Supports in the preparation of lease and/or rental agreements and is responsible for lease administration process.
· Upon execution of the Lease, prepares the set-up of accounting information to collect specified rents and develops lease abstracts.
· Competitively bids and prepares all service contracts to assure high quality and cost-effective services.
· Assembles and analyzes contract bids, and submits bids, recommendations, and standard form contract agreement to Director of Property Management for execution.
· Acts as primary contact for service contractors and vendors.
· Maintains role as primary/secondary contact for tenants relative to tenant service requests.
· Proactively meets with tenant representatives on scheduled basis.
· Participates in collection discussions and write default letters consistent with obligations and rights within the Lease.
· With approval from Director of Property Management, submits tenant accounts to attorney or agency for collection.
· Assists with eviction of tenants in compliance with court order and directions from specified attorney and client.
ADDITIONAL DUTIES and RESPONSIBILITIES for Property Manager roles include:
· Inspects all properties on a regular basis to ensure building operations are performing according to BLIG standards and procedures.
· Communicates and manages the tenant move-in/move-out process to minimize disruption to established tenants.
· Assures that appropriate insurance requirements are in place for all properties.
REQUIRED SKILLS KNOWLEDGE AND ABILITIES:
· Strong understanding of budgeting, reforecasting, and CAM reconciliations.
· Minimum 4 years commercial real estate experience.
· Working knowledge of Yardi, Microsoft Office Suite, Word, and Excel.
· Bachelor’s Degree or equivalent strongly preferred.
· Strong organizational and time management skills.
· Strong communication & writing skills.
· Ability to handle multiple tasks simultaneously.
· Attention to detail.
· Some travel may be required.
PHYSICAL STANDARDS:
· Must possess a valid driver’s license and the ability to operate a motor vehicle.
· Ability to access and inspect buildings in the portfolio.
