This position is responsible for assisting the General Manager in maintaining all aspects of the community specifically focusing on leasing and marketing efforts in accordance with the property’s guidelines. This is included, but not limited to the resident experience, striving for 100% occupancy, community partnerships, and being a leader within the market representing the property and the community.
What You'll Be Doing:
- Strive for 100% occupancy by ensuring resident satisfaction is met both with retention of current residents and future by leasing current and pre-leasing future availability.
- Embody the resident experience by exceeding expectations and following procedures to warmly greet and cultivate a lasting and trusting relationship with future and current residents and guarantors.
- Utilize the property policies to determine the resident’s needs, preferences, and how the community can offer an exceptional experience customized for them.
- Proactively market the community by championing offsite marketing plans that drive leasing traffic and met/exceed sales goals.
- Ensure timely follow-up is being conducted to close the sale and meet leasing goals or assist current residents with any need that may arise.
- Demonstrate professional authenticity to represent and showcase the community through onsite and offsite leasing and marketing efforts including, but not limited to tours, phone calls, events, housing fairs, etc.
- Maintain accurate records in accordance with the property’s policy and ensure property management software is updated in real-time with all aspects of the qualification process and leasing application.
- Maintain clear and timely communication with current and future residents regarding their lease.
- Maintain clubhouse operating hours and phone calls to quickly assist future and current residents.
- Ensure proper cleanliness and sanitation of tour route and model unit.
- Ensure understanding of all the property policies, procedures, and expectations.
- Be a leader and champion of exemplary resident service and teamwork.
Other Responsibilities:
- Knowledge and thorough understand of Equal Housing Opportunity (EHO) requirements and applicable program regulations.
- Manage community social media accounts.
- Manage the ordering and creation of community marketing collateral, swag, etc.
- Implement and execute resident community events on and offsite.
- Conduct periodic inspections of vacant apartments.
- Assist with annual apartment turn as needed.
- Participate and attend required continuing education and in-service training sessions.
- Ensure the stable and safe operation of the property at all times and ensure compliance with all company policies and procedures, as well as local, state, and federal laws and ordinances.
- Produce and/or review all daily, weekly, and monthly reports (vacate, vacancy reports, activity reports, etc.) and activities associated with the property. Submit required report to Corporate management or General Manager as requested.
- Perform other duties as assigned by supervisor.
What You'll Bring To The Table:
- Two years previous experience in same field.
- One year previous experience in Student Housing industry.
- High school diploma or GED preferred.
