The Position & Qualifications
BORROR is seeking a part time Property Manager to oversee our Senior Living property in Wellston, Ohio, comprised of 48 units.
The Property Manager is fully accountable for all day to day property operations, overseeing and enhancing the value of the property with the assistance of Maintenance Staff. This individual is responsible for ensuring the best experience for all residents, customers, and staff, while maintaining top notch compliance with local, state, and federal Fair Housing regulations.
Primary Responsibilities:
- Demonstrates the ability to understand financial goals, operates assets in owners’ best interest
- Trains and mentors junior team members, ensuring efficiency of staff through ongoing training, instruction, counseling, and leadership
- Sources and builds relationships with prospective residents to generate leases
- Maintains a positive, productive relationship with residents and prospective residents
- Provides constant vendor/contractor communications concerning scheduling, billing, vendor relations, and certificates of insurance
- Inspects and arranges maintenance to meet building standards
- Ensures that all rents and late fees/check charges are collected, posted and deposited in a timely manner. Maintains accurate records of all community transactions and submits on timely basis (i.e., rent rolls, delinquency reports, move-in/move-outs, etc.)
- Continually monitors and analyzes traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up-to-date and proper information when requested by management
- Establishes and maintains a strong presence on social media for the properties
- Conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to apartments
Required Skill Sets:
- Effectively utilizes and understands the Company’s property management software (Yardi)
- Competency in MS Office and relevant databases and software
- Customer focus and bottom line orientation
- Interpersonally savvy with strong communication and presentation skills. Communicates effectively, verbally and in writing
- Well organized with excellent time management skills
- Strong sales skills with excellent closing record
- Handles crisis appropriately and understands how to effectively prioritize
- Self-motivated and has the distinct ability to multitask
- Experience utilizing social media, direct marketing, and other marketing methods to effectively market the property
