What are the responsibilities and job description for the Property Manager position at Breakwater TC?
We are looking to hire a hardworking and self-motivated individual to join our dedicated team to manage Breakwatere TC in beautiful Downtown Traverse City. This is a live on-site position.
8 hours per day (Monday – Friday) on average; day porter starts first thing in morning, then flexible hours between 8 am to 6:00 pm; adjusted based on tenant requirements and showings.
Workflow Management
Common Area Maintenance and Cleaning – 3.5 hrs per day on average
- Day Porter – Daily
- Trash Room - Daily inspection, weekly clean
- Lobby, Hallways, Stairwells and Elevator – Daily inspection and light cleaning
- Interior hallways, trash/locker rooms and stairwells – Twice weekly inspections and log update.
- Change HVAC filters – Once per quarter
- Check Roof Drains - Once per quarter
- Minor common area repairs – Weekly (unless emergency)
- Organize all storage rooms and closets and update inventory checklist (monthly)
Unit Maintenance and Prep – 3 hr per day on average
- Empty Unit of tenant items left
- Minor repairs (Occupied and Vacate Units)
- Paint and Wall repairs
- Clean unit for move in
- Final Inspections prior to move in and last minute touch ups
Tenant Communications – 1 hr per day on average
- Inspect vacated units for security deposit; upload photos and notes to BOX, send completed damage report to back-office team (Amber)
- Conduct Tenant tours
- Respond to tenant emails and calls (tier one), schedule tours and respond to inquires regarding availability and pricing.
- Send all tenant information to back-office team to produce leasing documents.
- Pick up checks or documents from Tenants as needed
- Conduct Move in, including making fobs
- On call nightly, and availability other times may be needed to meet with Tenants, problem solve, etc. Try to schedule meetings during normal hours mostly.
Backoffice Team Interface – .5 hr per day on average
- Review and update Back office on maintenance list, actual list will be sent daily by back office – Daily
- Review and approve/deny invoices that back-office team send over – Weekly
- Update back office on showings – Weekly
- Produce and send digital content (pictures and videos) for marketing team to make social media posts – Once per week
Vendor interface – 1-2 hr per week on average
- Interface with current vendors, meet with and review their performance as needed to assure optimal results.
- Bid out vendor work as need and provide results with recommendation (i.e., cleaning, snow plowing, replanting of plants, landscaping, chemical treatment services, exterior window cleaning)

Pay: $35,000.00 - $50,000.00 per year
