Job Summary:
Preventive Maintenance Specialist
POSITION SUMMARY Preventative Maintenance Specialist is responsible for performing 100% of the interior apartment home inspections on a quarterly basis for the portfolio that they are assigned and delivering those results upon completion to their direct report. This position will require knowledge in various maintenance functions that are necessary to maintain the physical condition and enhance the value of the community. This position will also interact with the maintenance and management teams to ensure the preservation of the assets. They will complete some replacements during the inspection, inspect that all preventative maintenance is being performed on all units and be responsible for communicating and reporting all data and analysis to their direct report.
Essential Functions
· Complete 100% of the interior apartment home inspections on a quarterly basis for the portfolio that they are assigned, utilizing an inspection app that is accessed through their mobile phone.
· May perform tasks associated with electrical, plumbing, carpentry, masonry, and painting as assigned.
· Have working knowledge of HVAC systems and all heating systems to complete a thorough inspection to mitigate any potential damage.
· Complete daily operations and tracking of all unit walks.
· Conduct interior apartment home and property inspections, schedule, assist with ordering of supplies and complete quarterly preventative maintenance and unit inspections.
· Complete visual inspection of Bridge’s fire safety protocol and promote fire safety with residents’ report deficiencies or potential hazards to direct report.
· Monitor and maintain all building systems as assigned.
· Assure safety practices are used which comply with all company, local city, state, and federal guidelines.
· Foster positive active and collaborative relationship with residents, communities, and associated agencies.
· Follow Bridge policies and procedures and comply with fair housing, state, and federal laws.
· Regular on time attendance special projects and other responsibilities as assigned.
Position Qualifications
· Basic understanding of electrical, plumbing, painting, masonry, and carpentry.
· Working knowledge of HVAC systems.
· Working knowledge of heating and furnace systems.
· Follow oral and written instructions.
· Ability to communicate with residents, coworkers, and management.
· Ability to climb up to 40 feet.
· Color vision and the ability to hear.
Education
High School graduate or equivalent.
Experience
Two years working experience in facility maintenance.
Work Environment
Inside and outside in all weather conditions.

Pay: $22.00 - $25.00 per hour
