Job Posting for Construction Superintendent at BSC Holdings, Inc.
JOB DESCRIPTION
The Construction Superintendent will be responsible for all day-to-day coordination and monitoring of the residential, multifamily, and/or commercial construction project(s) they are assigned to. A successful candidate must be able to efficiently supervise, monitor and document all aspects of the construction process to ensure successful project delivery within schedule and budgets as well as manage vendor, subcontractor and co worker relationships.
OVERVIEW OF SUPERINTENDENT ROLES AND RESPONSIBILITIES
Coordinate and supervise all on-site construction activities and be proficient with prioritizing task in accordance with the critical path for construction projects valued at $10-20m
· Professionally communicate with all team members, to include but not limited to coworkers, subcontractors, suppliers, upper management, owners, designers and inspecting officials.
Review the Building Specification to confirm material, subcontractor, and equipment criteria and identify potential project document conflict
Identify, schedule, and manage productivity of subcontractors and vendors on site
Work with teams to ensure project is delivered on-time and within budget
Coordinate any RFI’s and COs with management and subcontractors.
Monitor productivity and material quantity requirements and plan accordingly.
Perform daily quality control and jobsite safety inspections.
Maintain project plans, communication, correspondence, and documentation with pictures in a daily report.
Complete and maintain all company, city, state, or federal documentation required for the project.
Promote and ensure jobsite safety and safe work practices as required by company policies and OSHA regulations
Maintain a clean and safe jobsite environment, rectify jobsite hazards immediately and conduct regular tool-box safety meetings.
Be able and willing to self-perform work when needed and feasible.
Review project punch list and oversee completion of all project disciplines necessary to receive a certificate of occupancy
REQUIREMENTS · Stand for extended periods of time, potentially the full workday · Lift and carry at least 50 lbs. · Climb stairs continuously throughout the day, 5 flights in some cases · Work in extreme heat and cold due to weather conditions · Walk through rough and uneven terrain · Multitask · Be detail oriented · Be able to competently supervise and direct project team members. · Possess strong organization skills · Stay composed and perform under pressure · Bend, kneel, squat, sit, stand for long periods, twist side to side · Climb on ladders · Squeeze into tight spaces · Lift arms above head · Have and maintain a valid driver’s license · Have and maintain a valid Auto Insurance Policy
CANDIDATE QUALIFICATIONS
At least five (5) years of experience in ground up multifamily construction experience is preferred.
Exceptional knowledge of construction processes and procedures; ability to successfully manage complex projects through to completion
Strong verbal & written communication skills, and ability to use Microsoft office, emails, PDF viewers and internet.
