Maintenance Supervisor

Key Responsibilities:

• Manage all aspects of property maintenance and upkeep.
• Participate in maintenance projects, troubleshooting, diagnosing, and correcting minor issues in air conditioning, heating, appliances, electrical, and plumbing systems.
• Patch, repair, and replace drywall and paint as needed.
• Coordinate apartment turnover schedule.
• Develop and maintain relationships with vendors, negotiate pricing, and manage vendor lists.
• Monitor inventory of maintenance/cleaning supplies and facilitate replacement orders.
• Re-key locks and cut keys as required.
• Ensure safety and customer service standards are met.
• Collaborate with the General Manager to fulfill facility needs.
• Manage maintenance-related activities and capital improvements.
• Conduct preventive maintenance on equipment including HVAC, plumbing, electrical, and mechanical systems.
• Oversee all work orders from initiation to completion.
• Participate in on-call rotation.
• Lead, manage, and hold the team accountable.
• Assist in recruiting, selecting, orienting, and training employees.
• Maintain a safe and legal work environment.
• Assist the General Manager in personnel actions such as hiring, promotions, transfers, and disciplinary measures.
• Attend weekly meetings with the site and supervisor team.
• Conduct daily team check-ins and weekly safety meetings.
• Drive performance to achieve occupancy goals and resident retention.
• Coordinate and approve resident activities, newsletters, and communications.
• Monitor guest suite apartments for availability, cleanliness, and stocking.

Requirements:

• High school diploma or equivalent education.
• CPO is a must
• 2-3 years of experience in multifamily community maintenance.
• Strong oral and written communication skills.
• Advanced knowledge in HVAC, plumbing, and electrical systems.
• 1-3 years of supervisory experience.
• Experience in operating budget management.
• Proficiency in company software utilization.

Job Type: Full-time

Pay: $28.99 - $34.92 per hour
