Anticipated Hiring Range

$6090.00 Per Month ($73,080.00 .00 Annually)

Salary is commensurate with experience.


Position Summary

Under the general direction of the Director, Custodial Support Services, Facilities Services, the Manager, Custodial Services is responsible for the strategic planning, development and implementation of custodial programs and services to maintain cleanliness of designated Campus Buildings. This position provides leadership, direction, and management for the Custodial Services work unit with up to 40 custodial staff, in addition to custodial leads.

GENERAL DESCRIPTION OF THE DEPARTMENT/ORGANIZATION

The Facilities Services Division works within the Administration & Finance Cabinet area and consists of four main functional areas: Facilities Operations (Campus and Housing), Central Support Services, Grounds and Custodial Operations. Facilities Services maintains and manages all facilities, utilities, grounds, and property owned, leased, or controlled by the University, in support of strategic plans and initiatives, in a manner ensuring that facilities, grounds, and operations are appropriately and safely maintained, managed, and operated.


Position Information

Managerial responsibilities include:

Managerial Leadership

  • Provides leadership and personnel management to custodians within Custodial Support Services, Facilities Services.
  • Develops, implements and maintains employee development, recognition and evaluation programs.
  • Assist in the recruitment, interviewing and hiring of new employees in collaboration with Facilities Services, HR unit.
  • Develop, implement, and refine various training modules for staff. Assure that training is systematic, consistent, and uses best practices.
  • Manage and approve payroll, monitoring for appropriate scheduling and hours.

Operational Management

  • Plans and implements day-to-day, weekly, monthly and annual work plans and schedules for custodians and laborers.
  • Generally, coordinates overall work plans and programs with the university community.
  • Maintain frequent customer contact, and initiate routine walk-through visits, evaluating quality, and creating plans of correction as necessary.
  • Coordinates setup for events on all campuses and ensures proper staffing.
  • Oversee vendor relationships, negotiate and purchase inventory supplies and equipment. Maintain tracking system for costs of supplies and equipment to be used for pricing/costing purposes.
  • Provide strategic planning regarding productive use of department resources.
  • Responsible for establishing and maintaining internal staffing and contract resources necessary to provide day-to-day routine response and 24/7 emergency response for university programs and operating needs.
  • Coordinates logistics and analyzes operations to continuously improve custodial services.
  • Uses management techniques and data analysis to lead custodial teams.

Business Partners

  • The incumbent represents Facility Services to the campus community, serves and participates on committees performs special tasks as assigned by the Director of Custodial Support Services.
  • Position maintains a university environment that is clean and sanitary and meets the needs of the university customers. Position is responsible for providing excellent customer service to the campus community.

Minimum Qualifications

  • Must possess a working knowledge of the full range of Custodian / Lead Custodian work as described in the Job Description and Job Classification.
  • Must have a minimum of Five (5) years’ experience of direct custodial supervisory experience in an institution or environment comparable to the University. Must have a demonstrated knowledge and experience of: hiring practices, staff selection, supervision, scheduling, planning and inspection of custodial services.
  • Ability to organize custodial projects and independently determine plans and priorities for the projects.
  • Ability to independently develop programs, policies, and procedures for continual improvement.
  • Demonstrated leadership skills in a bargaining unit environment utilizing a customer oriented, service centered, attitude.
  • Ability to interpret and apply university policies, procedures and regulations.
  • Working knowledge of CSU procurement, purchasing and contracting policies.
  • Ability to develop, interpret and apply accurate, multiple and precise custodial operations.
  • Ability to perform product research and make comparisons of different custodial work practices, methodologies, products and equipment.
  • Ability to train others on new custodial skills, practices and procedures and provide leadership direction.
  • Ability to effectively handle interpersonal interactions and highly sensitive interpersonal situations at all levels.
  • Ability to effectively write and present own reports.
  • Ability to work in an environment of demanding pressures and short deadlines requiring a high degree of focus.

  • Proficiency in the use of office software programs, technology and systems, spreadsheets and database management programs and communication.
  • Proficiency with PC based software used for training and planning work schedules and tasks.
  • Working knowledge of floor care, general cleaning, and restroom sanitizing procedures.
  • Working knowledge of custodial equipment, procedures and supplies.
  • Possess the skills and ability to directly/indirectly supervise a large staff which including the planning, assigning, reviewing, and evaluating the work of others.
  • Proficient in the English language, writing and oral communication with individuals in a face-to-face, one-on-one, in a group setting and by telephone and e-mail.
  • Knowledge of record keeping which includes maintaining records, logs, and filing systems.
