SUMMARY
Responsibility for the efficient operation coordination and documentation of all services, processes, facilities, systems, and contracts involved with facility site and machine maintenance. Provide support for factory instrumentation, automation, electrical/electronic systems, lean manufacturing. Develop and execute project plans to support current and future business needs.
ESSENTIAL JOB FUNCTIONS
- CMMS Asset Based System Administrator – Maintain asset-based system to include PM’s, Work Orders, Personnel Accounts, Contractor Labor and Reports as Requested.
- Vendor and Contractor Manager – Negotiate Service Agreements and implement. Gather Quotes and Generate Standard Work to implement and carry out projects and responsibilities. Proactively Manage Contractor safety and provide the expertise required to manage Daily Toolbox safety discussions, Hot Work Permit system, LOTO, Fire Suppression System, HVAC, equipment moves, and installation of equipment.
- Manage daily activity of team - provide daily work assignments aligned with business priorities. Manage PM program to minimize downtime, respond with a sense of urgency to address downtime, and implement corrective actions to prevent recurrence. Manage vacations and schedules to maintain necessary staff for production support.
- Stay current on new facility and maintenance concepts and ideas, propose, discuss and implement as agreed to.
- Accountable for PM program - maintain PM’s to support equipment availability and insure safe and efficient operation. Continually improve PM program to changing business needs.
- Project Management of installations and facility projects – propose, engineer and implement facility projects as required to best support production.
- Team player who is able to work cross functionally with plant leadership team to develop and execute strategic growth plan.

SUPERVISOR RESPONSIBILITIES
Directly supervises employees in the maintenance department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, training and developing employees; planning, assigning, and directing work; appraising and providing feedback on performance; employee development, rewarding and disciplining employees; addressing complaints and resolving problems.
WORK ENVIRONMENT

Work is performed in a normal office environment with minimal physical risks involved. The noise level in the work environment is low to moderate.

QUALIFICATIONS

EDUCATION and/or EXPERIENCE
Education – University or College Degree in Engineering or similar field preferred. Successful completion of Industrial Trade School and/or Military Trade School, or equivalent experience minimal requirement.
Experience:
- Working knowledge of instrumentation, electrical and electronic control systems and programmable logic controllers. Able to troubleshoot and work with mechanics, technicians and engineers to solve problems.
- Thorough knowledge of OSHA, NFPA and NEC regulations as they apply to general industry. Total commitment to safety.
- Able to propose and direct work by contractors and subcontractors, as well direct work using internal dotted line reports.
- Project Management experience, manage projects to completion on time and on budget.
- PM experience and commitment to success.
- TPM experience and commitment to success.
- Knowledge of lean manufacturing concepts is a plus
CERTIFICATES, LICENSES, REGISTRATIONS
Trade Certification, PMP or like (Project Management) Certification, CPMM or CMP or like (Maintenance Management) certification desired.

JOB SKILLS
- Able to use manual, pneumatic, hydraulic, and electronic hand and powered tools.
- Able to define problems, collect data, establish facts, and draw valid conclusions and communicate information to all levels of company personnel.
- Able to install, troubleshoot and maintain plant and production equipment, systems and processes including, but not limited to:
- 3-phase transformers low and medium voltage
- Single and 3-phase motors, motor controllers & heaters.
- Rotating equipment
- Pumps, Valves, Solenoids, Sensors, instrumentation.
- PLC programming and file handling
- Electrical, Pneumatic, Hydraulic systems and equipment.
- Knowledge and ability to update or create schematics, P&ID’s, hydraulic drawings. Experience working with architectural and structural drawings. Able to document equipment and personnel moves on plant drawings.
- Design of small control circuits as required for production using experience and with understanding of safety impacts.
- Follow projects thru fabrication and install to completion.
- HVAC systems, Building Control and Data Acquisition systems, water supply and sewer systems, building envelope (doors, roof, floors), continuous and batch processes, waste water and DI systems.
Physical Demands
Able to distinguish colors, lift 50 lbs., use hand tools, climb ladders, operate lifts and industrial trucks, proficient with computers, walk, sit and stand for long periods, stretch, reach, and bend. Eyesight capable of seeing small parts and small print, can work in limited light, confined areas and hot/cold areas. Can verbally communicate with vendors and internal staff in person and on phone.
