GENERAL MAINTENANCE JOB DESCRIPTION

The primary responsibility of the General Maintenance position is basic general maintenance. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Maintenance Supervisor and Executive Director. The General Maintenance position should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES

The General Maintenance position should display a proactive, positive attitude and perform all job functions as described below.
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Painting exteriors with roller and brush.
- Climbing and working from a ladder, bending and stooping.
- Making drywall repairs, taping and sanding.
- Caulking, masking and papering in preparation for paint application.
- Lifting heavy paint containers (5 gallons or more), tools, compressor equipment, misc. materials, etc. while using safe-lifting techniques.
- Safely mixing and handling paint thinner and other chemicals.
- Painting patios.
- Pressure-washing exteriors.
- Maintaining equipment, such as the compressors, hoses, spray guns, brushes, drop clothes, golf cart, etc.
- Aiding in the preparation of apartments for move-ins, including miscellaneous “punch” assignments.
- Working regular shifts and additional hours, when necessary, as directed by the Maintenance Supervisor or Executive Director.
- Following safe workplace rules and practices in order to prevent on-the-job injuries.
- Uses discretion and maintains confidentiality of co-workers, management, owners, past and current residents, and vendors.
- Adheres to established regulations related to the Fair Housing Act.
- Maintains consistent and timely attendance, sets an example for their co-workers in punctuality.
- Performs other job-related duties as assigned.

- Ability to work a flexible schedule, including weekends; Monday through Sunday, 9am – 6pm
- Ability to resolve resident concerns while maintaining a friendly and professional demeanor
- Ability to write and communicate professionally
- Ability to apply sound decision-making
- Ability to demonstrate teamwork by assisting co-workers
- Ability to communicate professionally and adapt interpersonal skills to a variety of audiences
- Must have a valid Driver’s License
PHYSICAL DEMANDS

- Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.
- Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.
- Occasionally lift and/or move up to 60 lbs.
- Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.
POSITION SPECIFICS & BENEFITS
- Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m.
- 96 hours PTO accrued each year for first two years of service
- 136 hours of PTO each year after two years and above
- 176 hours of PTO accrued each year after 7 years of service
- Health/Dental/Vision/Life Insurance available after 60-day waiting period
- Good background required
- 90-day probationary period
