Carmel Partners, one of the nation’s highest-performing private equity real estate investment firms specializing in the investment, development, and construction of world-class multi-family projects is seeking a Project Manager with experience in Construction, Civil Engineering, or a related field.

You will support the Director of Construction by maintaining the project schedule and proactively managing the project budget by owning approvals and deliveries, controlling expenses, and reviewing submittal data. You will assist in reviewing development or redevelopment activities, oversee the day-to-day management/project management of assigned construction activities, and manage third-party vendors and the activities of multiple contractors.

What you’ll do

  • Manage project scheduling and contract negotiations
  • Participate in the planning process by providing budget information to property developers
  • Develop a bid list for assigned projects, analyze bids, pre-qualify contractors, and award projects to the selected contractor(s)
  • Be responsible for meeting financial, budget, and forecasting objectives and requirements
  • Establish and monitor construction schedule, track, and monitor construction progress through site reports
  • Perform onsite inspections to ensure standards are being met and construction is adhering to plans and specifications
  • Ensure project costs are aligned with approved budgets as well as approve contractor invoices and change order requests
  • Lead project to timely completion, to the scope and budget projections, and obtain certificate of occupancy
  • Function as positive, proactive liaison between multiple onsite teams, third party groups, and corporate office departments, supporting effective and productive communication between all stakeholders 
  • Hire, manage, and direct your internal team of Project Engineers, Project Managers, and Superintendents

 About you

This comes in handy when you flex your expert negotiating skills, which have a real influence on others. Managing multiple projects under time constraints is no problem for you. Your strong analytical and decision-making skills are a key part of your success, and overall, you’re highly committed to cooperation and operational excellence. You’ll bring:

  • Bachelor’s degree in Architecture, Civil Engineering, or related field
  • 7 years’ experience in Construction or Civil Engineering or related field
  • 4 years’ experience in Residential Construction Project Management
  • 3 years’ experience managing others
  • Field experience in podium construction a must, wrap construction acceptable
  • Extensive computer knowledge (Windows), and working knowledge of construction and project management software
  • OSHA 30-hour Certification; issued in the past three years, and current First Aid & CPR training certificate

  • Ability to effectively apply verbal and written communication skills across multiple audiences

Compensation and Benefits

Salary range of $125,000.00 to $140,000.00. The Company provides this compensation range and general description of other compensation and benefits that it in good faith believes it might pay and/or offer for this position. The Company reserves the right to ultimately pay more or less than the posted range and offer additional benefits and other compensation, depending on circumstances not related to an applicant’s sex or other status protected by local, state, or federal law.
