Property Manager (On-Site Albany, NY)

We are seeking an energetic and driven individual to join our expanding real estate company. The qualified candidate will be an experienced and energetic professional that will manage commercial real estate assets on behalf of our clients to control the expenses within budget, while satisfactorily maintaining the physical facility to maximize income and ensure a stabilized and profitable fiscal operation. The ideal candidate must possess a professional demeanor, excellent communication and strong organizational skills. Must be a detail- oriented individual who is a self-starter, extremely responsible, dependable, highly motivated, able to work in a fast-paced environment under deadlines, and possess a "can do" attitude. Above all, the candidate will need to be a total team player.

Areas of responsibilities may include:

Areas of Responsibility:

* BUDGETING - to include budget preparation & projections, control of expenses in compliance with budget.

* ACCOUNTING - to include maintaining accurate record keeping of weekly reports, POs, etc. as well as Collections of rent.

* OCCUPANCY & LEASING – vacant space maintenance turnover in preparation for occupancy.

* TENANT RELATIONS & RETENTION - to include creation and nurture of Tenant Relationships, as well as handle resident and complaints in a timely and professional manner.

* PROPERTY OPERATIONS - to include managing and negotiation of vendor contracts for the purposes of maintenance of mechanical systems (includes HVAC, indoor air quality, temp controls, etc.), all other building systems (including, but not limited to preventative maintenance schedules, life/safety systems {fire sprinklers, extinguishers, evacuation planning, etc.}).

Qualifications:

*One to two years of Commercial Property Management experience

*Must have a high school diploma, and preferably an Associate Degree

*Must have some experience with building construction

*Must have Proficiency in Microsoft Office (Excel, Word, PowerPoint, and Outlook)

*Must have the ability to Multitask, and work well under pressure

*Must have a valid and unencumbered driver’s license

*Must be able to lift at minimum 50 pounds

Job Type: Full-time

Pay: $70,000.00 - $80,000.00 per year
