Overview
The Maintenance Supervisor is responsible for the daily supervision of Maintenance and Housekeeping staff. He or she is responsible for department organization, performing maintenance checks, supervising the inspection of all mechanical sections of the building and reporting to building management on all areas. The Maintenance Supervisor is also responsible for the seamless running of all the buildings mechanics, HVAC, elevators, pools, cleanliness, organization of these areas and maintaining a team of energized and motivated professionals.
The Maintenance Supervisor also provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service as it relates to this function. This includes working interdepartmentally, as well as, with our external customers.
Responsibilities
(May include some or all of the following as applicable)
- Responsible for overall maintenance and physical appearance of interior and exterior of property
- Completes a daily walk-through of property to ensure an aesthetically pleasing environment with fully functioning equipment and amenities
- Assists in securing bids and proposals and makes recommendations to the Community Association Manager as they relate to the building’s physical plant.
- Monitors the functions of service contractors and building repair and maintenance contractors for the community. Identifies problems, notifies the property manager accordingly, and coordinates response from the contractor.
- Responsible for stocking, ordering and organizing an inventory of parts, supplies and materials.
- Insures all inventory purchases have prior approval from the Community Association Manager and are in compliance with established purchasing procedures.
- Required to comply with the budgetary constraints dictated by the Association’s Operating Budget.
- Follows and trains staff on proper safety procedures as established by OSHA and Castle Group.
- Maintains a safe work environment while performing all responsibilities.
- Works with the Community Association Manager to create and execute the Hurricane Preparedness Plan for the property.
- Provides reports to Community Association Manager detailing property condition, safety issues and any other noteworthy items.
- Using the established guidelines, assists in the preparation and implementation of a preventative maintenance program for the building. Documents procedures and processes followed.
- Ensures that all personnel are properly trained, perform their assigned duties and have proper equipment/supplies to perform their job.
- Executes the maintenance work schedule provided by the Community Association Manager.
- Responds to emergencies in the building as needed and is on-call 24/7. Maintains thorough knowledge and understanding of the emergency equipment and procedures established by Management.
- Communicates to the Community Association Manager as soon as possible the status and outcome of any emergency.
- May be assigned other duties by Community Association Manager.
Qualifications
Education/Training/Certifications/Licenses:
High school diploma or equivalency required. Completion of college level or vocational school course in the fields of Electrical, HVAC, mechanical and plumbing is strongly preferred.
May require HVAC certification, CPO certification or other certifications that me be required by property.
Experience/Knowledge/Skills:
Three (3) to four (4) years of supervisory experience as a Maintenance Supervisor or similar position required. Strong customer service, communication and interpersonal skills required. Effective written and verbal communication skills.
Computer literacy:
Intermediate command of computer hardware/software is required; specifically, knowledge of Microsoft Windows, Word, Excel, Power Point and Outlook.
Language requirements:
Multiple language fluency may be required or preferred, depending on community.
Travel and availability requirements:
May be required to travel for training sessions off-site on an as needed basis. Ability to work extended hours and weekends if required.
Physical Requirements:
Ability to lift 50lbs. following appropriate safety procedures: Work in an upright standing position for long periods of time. Crawl in small and tight spaces. Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain). Walk and climb stairs. Handle, grasp, feel objects and equipment. Reach with hands and arms. Communicate, receive and exchange ideas and information by means of the spoken and written. Ability to quickly and easily navigate property/buildings are required to meet the job functions. Repeat various motions with wrists, hands and fingers. Ability to detect auditory and/or visual emergency alarms. Driving when necessary (may be required to possess a valid Florida Driver’s License.) Ability to climb ladders and work at heights above ground level (maximum 12-16 ft).

Working Conditions:
Work will be divided between indoor and outdoor work. The proportion of indoor to outdoor work will fluctuate. May be exposed to weather conditions such as heat, cold or rain while working outdoors.
