CA Student Living is seeking a Project Manager to join our Chicago team. This individual will support our New Development team by managing critical milestones in delivering new development projects from the design and construction phases through to operation. This role will coordinate all aspects of entitlement, design, and construction with a critical focus on managing and enforcing contractual requirements. In addition, this position will oversee large capital renovations and be part of the CA Management Services team. The Project Manager will report directly to the Executive Vice President.

This position is remote with 40% travel time required.
Your Mission
Supervise stakeholder relationships on the project, including but not limited to CA Ventures colleagues, external vendors, subcontractors, and local partners and clients
Scout locations, negotiate lease terms for leasing offices and trailers, and secure required permits
Source, vet, and select Architect and other trades needed to complete buildout on time and budget
Manage contracts per the terms and conditions specified, identifying, and assessing outcomes and ensuring timely and accurate project and business reporting
Identify necessary adjustments to project scope, approach, or deliverables based on changing requirements, communicating these adjustments through proper channels
Coordinate with Innovation Team on IT networking, hardware acquisition, and installation
Oversee model unit staging across the portfolio and the acquisition and installation of FF&E, signage, and graphics
Generally, serve as the day-to-day project manager
Function as the most knowledgeable individual in all project matters and details
Meet with the project team regularly to review the project status, anticipate issues, and mitigate project risk
Manage and enforce contractual requirements and serve as the single point of contact for all design consultants and owner-direct vendors
Oversee the RFI and submittal coordination process
Anticipate potential changes and update project budget and schedule forecasts.
Review, analyze, and negotiate change orders
Review contractor staffing and quality to ensure compliance with contract and specifications
Issue weekly and monthly project status update to the management team
Oversee the purchasing and implementation of FF&E
Periodic site visits as required
Oversee the project close-out phase, including punch list generation and turnover to operations and management
Establish and maintain product libraries and vendor relationships
Calculate and submit project management fees as needed and ensure they get paid
Your Track Record
Bachelor’s degree in Real Estate Development, Business Management, Engineering, Architecture, or related field preferred. Strong preference for an Advanced degree in one of these areas.
3 years of real estate development, land development, and project management experience.
Capable of managing the workload associated with up to 4-5 projects and other initiatives successfully.
Knowledge of current building construction systems, means, and methods.
Contract negotiation experience.
