We are looking for a Property Manager to join our team to lead all day to day operations, leasing and marketing activities, and resident relations needs. Our Property Managers are the CEOs of our assets and are accountable for the success of the property’s overall performance. This person will build and develop a best-in-class team to provide incredible resident experiences and ensure the goals of the asset are met each year. Working closely with regional and home-office support, the Property Manager will provide regular reporting and updates on the asset, identify areas of improvement and implement policies and procedures to maintain and build upon the CA Management Services brand and reputation.CA Management Services provides best-in-class experiences for student residents living in our communities. We do this by putting people first—both our residents and our employees.We believe in investing in our people through superb training and support, generous employee benefits and perks, and opportunities for career advancement by growing throughout our portfolio.Your MissionUltimate responsibility for the success of the property’s overall performance, including but not limited to: human resources, accounting, leasing and marketing, maintenance, resident relations and other initiatives and projects throughout the propertyManage all on-site employees, ensuring they are empowered to meet and exceed their job responsibilitiesHuman ResourcesRecruit, select, train, and motivate on-site team, maintaining high employee morale leading by exampleReview and approve all payroll timesheets and submit to the Regional ManagerProvide professional development and coaching opportunities for on-site team through regular meetings and check-ins and performance reviewsPartner with corporate HR and regional teams on employee relations, training/coaching, onboarding/offboarding and other talent needsAccounting and LegalEnsure property budget is met, ensuring all expenses fall within budget and seeking approval for expenses that could exceed budget, providing budget variance explanationsPerform month-end close out procedures and beginning of month opening proceduresManage annual accounting calendar to set deadlines for AP/AR tasks each month, ensuring all rent collections procedures are executed correctly and reducing delinquenciesFile notices and evictions to residents as necessaryComply with all company policies and procedures around reporting, invoicing, vendor management and other accounting and legal needsLeasing, Marketing and Public RelationsCreate and implement annual renewal and marketing campaigns in accordance with marketing budget to ensure property’s leasing goalsLead the planning and implementation of the annual renewal leasing campaign with the Leasing and Marketing ManagerCoordinate and organize all large-scale resident events with on-site team, engaging with local community, the University and others as necessaryProperty & MaintenanceOversee all security needs for property, implementing new protocols or systems as needed, with the Maintenance Supervisor and teamEnsure community is maintained in pristine conditions at all timesAnalyze on-site issues and the changing needs of the property, providing suggestions for modifications and/or capital projects to Regional ManagerMeet with vendors to receive bids for maintenance or capital projects as neededResident RelationsMaintain positive customer service outlook, handle all resident complaints and suggestions, and mediate roommate issues and conflicts as neededPromote harmonious relations among residents, staff, campus personnel and surrounding communityAssist in the formulation of the move-in and move-out plan, thoroughly carrying out that plan including move-in and move-out charges as neededTurnoverLead all Turn activities for the property, ensuring a successful and smooth Turn seasonMeet with vendors at least three months in advance to negotiate bids and sign contractsComplete and maintain Turn spreadsheet and schedule in conjunction with maintenance staff and other on-site personnelRisk ManagementIdentify and correct potential liability issues with the physical facility, employees and residentsMinimize risk exposure and lossesEnsure all staff members proactively communicate and document safety issues that arise throughout the communityOtherUnderstand and carry out all company standards, policies and procedures in dealing with owners, clients, residents, employees and contractorsComplete tasks as assigned by your supervisorOther special projects as assignedYour Track RecordBachelor’s degree preferred, or comparable experience in the student housing spaceAt least 4 years in leasing and/or operations in the student housing or residential property management industryStrong people management experience and the ability to motivate and build a strong teamExcellent customer service and resident relations track recordYour StyleExcellent project management skillsAbility to juggle multiple projects at onceSuperb ability to communicate clearly and conciselyEagerness to provide best in class resident experienceFull-time associates at CA Student Living are eligible for:Health (PPO or HSA), dental, and vision benefitsCompany paid Life, AD&D, STD, and LTD insurance Cell phone and internet stipend for eligible employees/positionsFlexible PTO 11 paid holidays, plus one paid floating holiday and one paid volunteer day  Tuition reimbursement Annual review and bonus program 401K – 100% match up to 5%  Paid Maternity and Paternity leaveMental Health EAP ServicesExcellent employee referral bonus program Opportunity for internal promotions, we value growing from within Continuous support from your manager through coaching and development
