JOB SUMMARY
The MEP Senior Property Condition Assessor is responsible for providing technical review of existing facilities for owners, lenders, buyers and investors to provide information required to make an informed decision concerning the physical condition of properties and the cost associated with those conditions. Property Condition Assessments (PCAs) are prepared for industrial, warehouse, retail facilities, multi-family residential complexes, medical facilities, hospitality properties, institutional and high-rise buildings. Meanwhile, asset data collection, facility condition assessments, and energy assessments are prepared for facilities management teams across facility types to allow for improved preventative maintenance and project prioritization in Computerized Maintenance Management System (CMMS).
The MEP Senior Property Condition Assessor will prepare Property Condition Reports (PCR) complete with estimated costs to remedy the physical deficiencies observed by a professional in architecture, engineering or construction management. In addition this position will collect asset data and assess energy performance of existing MEP systems via app based tools in order to deliver high quality asset data to populate CMMS systems. Assessments will focus on the mechanical building / MEP systems.
This position will require frequent day and overnight travel - up to 75%
- Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future
- Collects high quality asset data with appropriate level of detail to drive CMMS preventative maintenance schedules
- Leads teams to complete asset surveys and establishes continual improvement protocols to ensure that data value is continually optimized to client needs.
- Prepares Property Condition Reports (PCR)
- Conducts walk-through surveys to assess condition of mechanical, electrical and plumbing systems, fire and life safety, interiors, common areas, exterior walls, windows, roofs, and site work improvements.
- Comfort with utilizing on site ladders and lifts to access mechanical equipment on roofs and at height during PCA and asset data surveys.
- Interviews property owners, occupants, key site personnel and local government officials to obtain information concerning the subject property's condition.
- Reviews repair/improvement cost information, certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and similar information to determine the condition of the building.
- Takes document photographs of representative systems, conditions, and physical deficiencies.
- Prepares estimated costs to remedy building deficiencies.
- Performs other duties as assigned.
- Potential to grow leadership capabilities via technical guidance, project management, and/or training to coworkers. May coordinate and assign tasks to co-workers within a work unit and/or project.

Required Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
- Bachelor's degree (BA/BS) in architecture, engineering or construction management
- 5 years commercial building evaluation or commercial design experience with a general understanding of all MEP building systems.
Ability to travel up to 75% of the time
Certificates and/or Licenses:
- Certification as either a Professional Engineer or Registered Architect
Communication Skills:
- Proven ability to comprehend, analyze, and interpret most business or technical documents (of varied complexity) and communicate observations effectively is critical to this position
- Ability to respond effectively to time-sensitive client issues and maintain a positive and professional tone is key
- Ability to write reports, emails, and presentations using a distinctive style that is easy to understand
- Ability to make effective and persuasive presentations on complex topics to peers, clients, top management and/or public groups
- Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action
Scope of Responsibility:
Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the PCA position is $90000 annually and the maximum salary for the PCA position is $110000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus on CBRE's applicable benefit program.
