Job Description Statement
The Mortgage Loan Associate (MLA) will support, assist, and work directly with the Mortgage Loan Originators (MLOs). This position will serve as administrative and sales support including being responsible for developing business, servicing borrowers, and assisting the team with originating mortgages for an assigned market or territory. This position may require periodic travel between offices, branches, and other necessary locations.
Essential Duties and Responsibilities
- Assist MLOs with daily tasks to allow MLOs to attract, develop, and grow mortgage lending origination opportunities more efficiently.
- Answers phones, when MLOs are unavailable, determining the direction the call should take, answering questions, and screening to see how best to assist the caller.
- Meet with applicant(s) to take application and/or collect documents, when needed by the MLOs.
- Assist MLOs with telephone applications, initial underwriting for in-house loans and secondary market loans.
- Follow up with applicants who have applied online to complete and finalize application for the MLOs to review.
- Coordinates and acts as a liaison with members to schedule appointments, request additional information needed to clear conditions and address immediate questions as they relate to mortgages and the loan origination process.
- Complete data input as part of the mortgage origination and/or servicing process.
- Complete income calculations to be used for mortgage loan underwriting.
- Collect required documentation, per policy, for the origination of mortgage loans.
- Assists MLOs with Pre-Qualification/Approval letters for applicants (per approval of conditions entered).
- Organize and prepare loan files for the MLOs to review and submit to Mortgage Loan Committee (MLC) preapproval or secondary market submission.
- Assist with the preparation of loan files for disclosures, MLOs review and disclosure requests to the Mortgage Lending Specialist.
- Update Loan Estimates (LEs) and prepare Change of Circumstance (COC), when applicable, for disclosure purposes.
- Work closely with MLOs to track pipeline, process flow, status changes, conditions, approvals, updates, and closings.
- Work with operations with condition collection efforts when processors have trouble obtaining conditions.
- Verify and complete adverse action notices, and HMDA requirements.
- Assist with sales and marketing efforts, including realtor presentations/business development efforts, planning and implementation.
- Researches and understands mortgage loan products, guidelines, and requirements.
- Always demonstrates a positive member service focus and professional attitude when interacting with borrowers, attorney offices, and/or realtors.
- Learns additional duties as needed, and as time allows.
- Complies with all governing regulations, specifically the Bank Secrecy Act (BSA), OFAC and the Patriot Act requirements. Understands and complies with all state and federal regulations and laws.
- Performs any and all duties assigned by supervisor.
Qualifications
Required Performance Skills/Abilities
- Must be able to meet potential and existing borrowers, as necessary.
- Effective communicator and presentation skills.
- Ability to operate computers and loan applications/software.
- Proficient in Microsoft Office and all Windows applications and the ability to learn and work with various Mortgage and other computer applications.
- Excellent interpersonal, oral, and written communications skills, strong organizational, follow-up, problem-solving and analytical skills.
- Must be detail-oriented and meticulous about details/accuracy.
- Ability to research and understand ever-changing loan programs and guidelines.
- Ability to relate and communicate in a professional, personable manner with all levels of management, internal and external contacts.
- Ability to prioritize and perform constantly changing multiple tasks in a very fast paced environment.
- Excellent work ethic with the ability to work independently with little supervision.
- Ability to work after hours on a case-by-case basis to assist during times of high demand.
Education and/or Experience
- High school graduate or equivalent.
- Previous customer service experience required.
- Previous financial institution experience required.
- Recent mortgage experience preferred.
Certificates, Licenses, Registrations
Ability to obtain NMLS Certification/Registration within a reasonable amount of time.
