General Definition of Work
The warranty manager, under general supervision, performs professional work related to the warranty activities of all capital project assignments. Ensures consistency with desired outcomes, operation, and maintenance of delivered projects. Provides feedback to Design & Project Management and Capital Program Services teams. Responsibilities include delivery, turnover, operation of facilities, and design management assistance.

Reports To

Place of Work
The normal place of work is on the premises used by Charlotte-Mecklenburg Schools. Charlotte- Mecklenburg Schools reserves the right to require you to work at such other place(s) as it may reasonably require from time to time.
Essential Functions
- Adhere to all state, federal, and local laws, policies, and procedures
- Collaborate ensure turnover of facilities and completion of warranty activities related to all capital projects
- Lead the development and implementation of the warranty, operation, and maintenance strategy, to include preventive maintenance activity scheduling
- Assist project team in design development and standards integration during the design phase
- Coordinate with the project team in the management of design scope, logistics, materials, systems, constructability, and other related functions
- Review the construction managers' and contractors' logistics plans, site-specific safety plans, and storm water pollution prevention plans before and during construction
- Coordinate document controls with other managers
- At design milestones, review drawings and specifications for integration of district standards
- Review value engineering for items that could be adversely affected
- Review differences between design items and substitute products submitted for approval
- Check for inclusion of items in front end specifications in project manual
- Coordinate requirements of specialty departments (Food Service, Athletics, etc.) within the design and turnover phases
- Assist project team in preparation of the monthly reports, including collecting and documenting written and visual information
- Monitor work to ensure projects are constructed in accordance with codes and the contract requirements and specifications
- Assist in the review of change proposals and subsequent negotiation/issuance of change orders in collaboration with the project team
- Conduct project site reviews to ensure that work on the project is properly conducted
- Report all concerns or potential problem areas or conflicts with intent
- Assist team in settling all claims and counter claims promptly and prepare a written report
- Assist in updating Facilities Condition Index (FCI)
- Review systems designs and specifications for assigned renovation and new construction capital projects
- Respond to requests for data and information and other correspondence
- Review and recommend changes to the existing CMS Architectural/Engineering (A/E) guidelines, standards, and specifications
- Assist in the development and implementation of policies and procedures
- Attend required training, peer reviews, condition meetings, on-site coordination meetings, pre-installation meetings, walk throughs etc.
- Perform related work as assigned or required
Knowledge, Skills, Abilities
- Knowledge of federal, state, and local regulatory requirements applicable to school construction
- Knowledge of principles and practices used in the planning, construction, operations and maintenance of facilities and systems
- Knowledge of commercial construction practices
- Knowledge of capital planning process and capital construction requirements
- Skilled in Microsoft Office suite, AutoCAD/Bluebeam, and CMMS
- Ability to read and interpret drawings, plans, and blueprints
- Ability to implement local, state, and federal rules, guidelines, and procedures into daily business operations
- Ability to reason, make judgments, and maintain effective working relationships
- Ability to employ positive communication skills in all settings/mediums
- Ability to problem-solve utilizing sound judgment
- Ability to maintain confidentiality regarding school system business
- Ability to manage multiple projects at one time
Education and Experience
- Bachelor's degree in engineering, engineering technology, or related field required
- At least five (5) years' engineering experience
- Prior experience in a K-12 environment preferred
- Equivalent combination of education and experience
Special Requirements
- Possess and maintain a valid driver's license or ability to provide own transportation
- Travel to school district buildings and professional meetings
Physical Requirements/Working Conditions
- Work requires the occasional exertion of up to ten pounds of force
- Work regularly requires the exchange of accurate and detailed information through oral and written communication
- Constantly operates a computer and other office business equipment
- Ability to remain in stationary position for required meetings/work
- Ability to move to other work locations
- Visual acuity requires preparing and analyzing written or computer data, determining the accuracy and thoroughness of work, and observing general surroundings and activities

- Work occasionally requires exposure to outdoor weather conditions
- Work is generally in a moderately noisy location (e.g., business office, light traffic)

- Must be adaptable to performing under mild to high levels of stress
