Note: We are accepting affiliates and internal Realtors/Brokers/MLO's.

We are the FIRST and ONLY providers of Co-Owning educational certifications PERIOD. As Subject Matter Experts, our courses are provided through California Association of Realtors and through OnlineEd for national Realtors and MLO's. We lead the way in innovative housing. If you're a hustler, intelligent, and proactive, you'll do well here otherwise there are plenty of brokerages that charge you a monthly fee to sit there.

Note: If you are not selected to join Cher® as an internal Realtor, you may be eligible to be an affiliate. This allows you to receive 25% gross commission on all internal Realtor sales closed. We understand it is a challenging time, which is why you ARE NOT required to have a current Realtor License.

Here are some of the unique loans Cher can provide for your clients :

Manufactured and Mobile Homes:
● Financing for homes on a permanent foundation and owning the land.

Chattel Loans:
● Financing for mobile homes on rented lots!
● Competitive interest rates and loan terms.

FHA Loans:
● Credit scores as low as 500 with 10% down payment.
● Credit scores as low as 580 with 3% down payment.
● 100% financing and down payment assistance programs.

VA Loans:
● LLC credit financing with a minimum of 10% down.
● Credit scores as low as 580.
● 100% financing options and down payment assistance programs.

CalHFA and Chenoa Programs:
● Down payment assistance options, including for FHA and VA loans.

Agency Loans (FNMA & Freddie):
● Support for a wide range of borrower types and needs.

Non-QM Loans:
● DSCR, bank statements, and programs for recent derogatory credit events.

Jumbo and Super Jumbo Loans:
● Financing for high-priced or luxury homes.
● Reserves as low as three months.

Investment Property Loans:

Reverse Mortgages:

● No requirement for monthly mortgage payments.

TIC (Tenancy In Common) Loans:

Must hunt for your own business. Only a few leads are going to be provided monthly. Cher will reimbursement up to $500 for marketing if you close on leads that you provided paid marketing to. If you don't have any leads or don't want to invest in yourself, please do not apply for our internal position. Affiliate Realtor may be best for you.

If Cher is not part of your Realtor Organization, you are responsible to pay the first dues and will be reimbursed after your first sale . We unfortunately can not take the risk of someone who can not make any sales and providing more tech and support for them with no sales.

  • When leads are brought to you, you earn 75 BPS and 70% commission if acting as a Realtor and MLO.

Responsibilities

  • Generate your own leads (This is a must, if you believe in yourself, run ads).
  • Develop your own sales plan
  • Financially - Commission ONLY at this time
  • Close at a minimum of 1 sale per month as Listing or Buyer's Agent.
  • Source new leads inbound and referral business either via online, in person and other avenues.
  • Calling our and your CRM of homebuyers regularly.
  • Have a deep understanding of the co-owning process.
  • Assisting in matching co-owners together.
  • Provide direct and indirect feedback on software.
  • Visiting open houses and showing your buyers any homes they may be interested in.
  • Calling, emailing, and texting all buyer or seller leads we provide you regularly to close.
  • Attend weekly virtual team meetings.
  • Communicate regularly with our in house loan officers/processors.
  • Finds and reaches out to new prospective buyers or sellers.

Pay: $86,065.00 - $98,714.00 per year
