INTRODUCTION TO ROLE 
 
The Project Manager will act on behalf of ownership to successfully complete development and construction projects, including ground-up and complex capital improvement projects. Our business focuses on developing destination-market hotels and outdoor hospitality projects such as campgrounds, RV resorts, marinas, attractions, etc. In this role, the Project Manager is responsible for planning and coordinating the building process (tracking deliverables, project schedule tracking, and contract management) from start to finish- with a heavy emphasis on civil projects and land development.

WHAT YOU WILL WORK ON
 
Officed at the Company headquarters, the Project Manager Owners Rep works closely with ownership to identify and understand project requirements and components to ensure appropriate expectations are communicated and produced throughout the project life cycle. 

  • Assist acquisition team by visiting properties under contract and completing new development estimates before property closing. 
  • Spearhead the financial management of multiple properties by tracking commitments, contingency, and forecasting costs. 
  • Communicate with Development and Operations teams through drawing review stages.
  • Work closely with engineers and related expertise to oversee technical accuracy and the use of standard engineering practices. Coordinate all Architect and Engineer designs, and review Architect's and Engineer's plans with project scope and specifications.  
  • Management of land/site development projects, including technical design, budget control, quality management, and adherence to outlined schedules.
    • Oversee design teams from concept design through construction documents.
    • Collaborate with internal teams leading correspondence with AHJs and give direction to design teams for permit submissions.
    • Create and monitor the development and construction project schedules.
    • Prepare scope of work, RFP, technical specifications, project budget, and timelines.  
    • Analyze plans, layouts, and proposals to ensure maximum results. 
    • Conducts cost analysis, estimating expected costs for the project and budget forecasting.
  • Manage and monitor the work of contractors; provide follow-up to ensure completion of work and accurate, timely deliveries. Holds contractors accountable for the work scope, change order process, contractual obligations, budget controls, and quality objectives. 
  • Report construction progress to company executives and equity partners.
  • Adapts and modifies budgets and schedules promptly and sequentially to ensure the project maintains progress. 
  • Oversee cost control, including monitoring the preparation of contract documents, budgets, scheduling, contracting, and processing invoices. 
  • Meets regularly with ownership to provide accurate and timely updates on projects. 
  • Ensure adherence to zoning, permitting, building codes, and other related compliance requirements.  
  • Ensures compliance with federal, state, local, industry, contractual, and company regulations, standards, specifications, and best practices.
  • Obtains all necessary regulations and permits, and entitlements. 
  • Develops and adheres to the budget, timeline, and quality control plan. 
  • Ensure all local, state, and national building codes, regulations, and safety precautions are followed. 
  • Bi-weekly visits to projects under construction.

WHO YOU WILL WORK WITH

The Project Manager Owners Rep reports to the Chief Construction Officer. This role is the liaison between the field teams (BWDC Field/Ops and GC) and BWDC internal teams bringing a project to closure- on time and under budget.  

WHAT YOU BRING  

  • Bachelor’s degree in civil engineering, Engineering, Project Management, Construction Management, or another related degree
    • PE is not required; consideration is given to individuals without degrees but with 10 years of work experience in related fields.
  • 5 years of Commercial Construction and Land Development
    • Experience building hospitality assets is not required but highly encouraged.
  • Must understand land development project management and scope from acquisition to operations turnover.
  • Must have new ground-up construction experience.
    • Renovation experience is not required but highly encouraged.
  • Strong project management skills, results-driven, with the ability to manage multiple deadlines. PMP is not required but preferred.  
  • Excellent verbal and written communication skills.
  • Strong analytical and problem-solving skills
