Position Description

As an Area Facilities/Construction Supervisor, you will be responsible for maintaining the integrity of all building systems in the geographic area while overseeing a variety of construction projects.

This is an exempt position with a range of $89-$95k per year with a performance bonus potential of 10%.

Responsibilities:

  • Responsible for the efficient operation, maintenance, and repair of all building systems. Building systems include: HVAC, water treatment, mechanical, electrical, lighting, plumbing, energy management, fire protection, structural, security systems including cameras, hardware and keying.
  • Performs or supervises the installation, fabrication, construction, troubleshooting and repairing of complex building, mechanical, and electrical systems.
  • Reviews and coordinates work assignments on systems; plans work to be performed and obtain necessary tools, equipment, and materials. Complete assignments and paperwork in a timely manner.
  • Demonstrates a thorough knowledge of equipment being serviced and employs service procedures and techniques indicative of first-class work. Follows inspection and service procedures outlined in the preventive maintenance and loss control programs. Strong technical and problem-solving abilities are required.
  • Ability to work independently. Ability to coordinate work efficiently and optimize the performance of others. Reviews the quality of work performed by Maintenance Staff in the area partners with Community Managers on employee accountability.
  • Possesses knowledge of a safe and efficient operation of all equipment, power and hand tools. Responsible for the care of assigned equipment and tools.
  • Responsible for ensuring that the shop, equipment rooms and common areas are clean, organized, and safe.
  • Models operational and safety procedures.
  • Inspects all areas of the buildings and report deficiencies as well as suggestions for improvement.
  • Available for various shifts and to occasionally work extended hours, nights, weekends, and holidays to ensure adequate building coverage and perform necessary repairs.
  • Projects a service oriented appearance and attitude at all times. Demonstrates exemplary tenant relations, team spirit and respect of others.
  • Assists in instituting and administering policies and procedures established by the Facilities Management/Construction teams.
  • Administers necessary inventory control programs to ensure adequate spare parts and material inventories.
  • Responds to emergencies such as fire, flooding, severe weather (including snow and ice removal) power outages and other related situations including clean-up activities, if other contracted personnel are not available.
  • Creates SOWs, solicits estimates, levels bids, prepares and submits recommendations for approval, coordinates schedule and logistics, monitors contractors, inspects work, generates deficiency lists, and oversees work through final completion ensuring finish is in accordance with company standards while providing a best in class service to all stakeholders including residents and the onsite property management team.
  • Evaluates construction progress and quality of work to ensure projects are built on schedule, within budget, and adhering to quality standards. Identifies and ensures corrective steps are acted on and followed through to completion. 
  • Responsible for managing minor projects undertaken by the Company including budget creation and budget management.
  • Expands and maintains a network of contractors in the jurisdiction where this position is located.

  • Assists in the administration of the properties impairment and loss prevention program.
  • Superior problem-solving skills together with the ability to confidently and decisively take necessary action to achieve desired outcomes.
  • Excellent business judgment to consistently analyze and execute financial trade-offs which frequently involve dealing with incomplete data and ambiguity.
  • Demonstrated proficiency in estimating, scheduling, budgeting/cost control.


Qualifications:

Minimum requirements include at least four of the following:

  • Comprehensive training and certification in HVAC or Operating Engineering Technologies and/or equivalent job-related training and experience
  • Any trade professional license(s)
  • Stationary Engineer License
  • Universal CFC certification required
  • Minimum of 6 years of field experience
  • Strong computer skills necessary to operate and diagnose problems associated with Building Automation Systems
  • Familiarity with OSHA, NEC, NFC, and Life Safety codes


Physical Requirements:

  • Regularly required to stand, walk, reach, and use arms to perform tasks
  • Regularly required to talk, and hear and occasionally required to taste and smell
  • Frequently required to sit, stoop, crouch, kneel, crawl, balance and climb stairs & ladders
  • Regularly required to lift and/or move up to 20 pounds, and occasionally required to lift/move 50 pounds
  • Specific vision abilities include close vision, distance vision, color vision and depth perception
