Job Summary: Under general direction of the Senior Project Manager, the Assistant Project Manager provides substantive project support to the Director of Housing Development, Project and Construction Managers, and will manage basic development projects as needed. There are some administrative responsibilities along with project responsibilities. The APM position requires someone knowledgeable or interested in affordable housing development, and success in the position may lead to Project or Construction Management positions.

Status: Full-time, Nonexempt
Location: Russian Hill, San Francisco
Hours: Monday through Friday 9:00 a.m. – 5:30 p.m., plus some or occasional nights and weekends
Salary: $31.98 - $33.65 per hour; Comprehensive benefits

General Responsibilities
  • Administrative functions (File, copy, other general office duties as requested by Project Managers and the Housing Director).
  • Prepare project reports as assigned.
  • Manage project schedules and timelines, track and address critical path actions.
  • Follow up and communicate closely (via phone, email, and other communication platforms) with consultants, City officials, funders, project teams, and other stakeholders.
  • Walk jobsites to prepare/review scopes of work, including roofs and basements.
  • Prepare notes and agendas for meetings and tracking issues to allow for analysis and resolution.
  • Manage documents via specific filing systems.
  • Prepare funding disbursement requests to ensure project costs are paid in a timely manner and accounted for accurately per Chinatown Community Development Center’s (CCDC) chart of accounts.
  • Assist with tasks related to Requests for Qualifications/Proposals, including organizing responses, and preparing evaluation materials.
  • Assist in the procurement of consultants, and contractors.
  • Assist in entitlement efforts and tracking of permit applications.
  • Engage and coordinate with property management, resident services, and other CCDC teams through design development, relocation activities and transition to operations.
  • Assist with loan closings, including coordinating due diligence efforts.
  • Assist with funding applications by assembling required materials per checklists, drafting narratives, managing and uploading documents per checklists, creating support materials to ensure a complete funding application.
  • Assist in completing financial proformas, and other large Excel spreadsheets as assigned.
  • Manage various development projects, including capital improvements to properties owned by CCDC and its affiliates.
  • Research and compile information for reporting, marketing, and funding requests, including creating and updating project information sheets.
  • Participate in housing and land use trainings to gain additional background for participation in advocacy and policy initiatives and collaborations.
  • Organize and manage community outreach efforts, including meetings and on-going communication with community stakeholders.

Minimum Qualifications:

  • One year of experience in housing development, construction/rehabilitation management, affordable housing relocation, affordable housing asset management or related field OR Bachelor’s degree in planning, community development, urban studies, or other related field
  • Excellent written and verbal communication
  • Strong organizational skills
  • High level of proficiency with Microsoft Suite (Word, Excel and Microsoft Teams, SharePoint) and other file sharing software

Preferred Qualifications

  • Two years of experience in affordable housing development, construction/rehabilitation management, affordable housing relocation, affordable housing asset management, or related field.
  • Master’s degree in city planning or field related to housing development
  • Strong interest in affordable housing development including financing and community engagement
Physical Requirements
  • Ability to work hybrid schedule (currently minimum 2 days in office, though subject to change). Exposure to office electronic equipment, interior lighting, and heating/AC.
  • Ability to visit jobsites and investigate work/conditions, including using stairs to access roofs and basements
  • Ability to use the following equipment: computer, telephone, pen, pencil, eraser, stapler, paper clips, copy machine, doors
  • Ability to travel throughout San Francisco
  • Ability to travel to buildings in San Francisco regularly
  • Ability to travel throughout a building
  • Ability to communicate clearly verbally and in writing
