What are the responsibilities and job description for the Property Manager position at Choice Properties?
We have an exciting opportunity as a Full Time Property Manager at our Owens Lake Commons Apartment community in Walbridge. The candidate must be able to effectively provide top-notch customer service and attention to detail. Experience with Rent Manager property management software or industry related property management software is preferred, but we will train the right person!
Financial:
- Meet or exceed financial goals and operate asset in owners’ best interests and in accordance with Policies & Procedures Manual.
- Maintain accurate records of all transactions and submit on a timely basis.
- Generate necessary legal action, documents, and process in accordance with State and Company guidelines.
- Coordinate vendor scheduling, billing, and certificates of insurance.
- Assist with the approval and review all payables and receivables. Ensure invoices are submitted, and all receivables are deposited in a timely manner.
Leasing:
- Market the units to Ensure property is leased to budgeted occupancy and rent levels.
- Work with staff to utilize marketing strategies to secure prospective residents and strategies for upcoming leasing/renewal season.
- Work diligently to ensure a 5-star customer experience.
- Answer resident concerns and questions regarding leasing obligations.
- Tour and Lease the property to achieve all operational goals.
Administrative:
- Confirm all leases and corresponding paperwork are completed and enter signed leases into the property management software.
- Conduct move-out inspections move residents in and send reports to accounting for processing.
- Negotiate outside service provider contracts for the property in conjunction with corporate guidelines.
- Review policies and procedures as they relate to the property.
- Help to ensure the proper response and handling of all community emergencies with staff and residents. Make sure that the buildings are within company guidelines to minimize liabilities.
Maintenance:
- Coordinate maintenance work orders and make ready apartments.
- Maintain community appearance by doing property inspections on a regular basis and documenting and communicating problems to the appropriate parties.
- Ensure quality and quantity of market ready apartments with frequent walk throughs of vacant units and follow up communications with maintenance staff.
Position Requires:
- Experience in management.
- Strong working knowledge of facilities management including staff supervision, marketing, lease negotiations, vendor contracts, building maintenance and systems, operating budgets, capital improvement coordination and tenant relations.
- Excellent project management, client-service skills.
- Highly motivated individual who can work with considerable independence.
- Strong commitment to a team-oriented approach.
· Must have clean driving record, pass background check, and drug test for the positions.
- High School Diploma or Equivalent.
