Work Schedule: The regular work schedule is Monday-Friday. Must be available for after hour calls to include evenings, weekends and holidays as needed

About the Role
Maintenance Technicians oversee the day-to-day maintenance operations of assigned properties. The Maintenance Technician is a key member of the CCH team and helps keep our properties, focused on serving senior citizens, running smoothly. You ensure upkeep and safety of the property, and will jump in and work alongside the team. Work involves indoor and outdoor environments and flexibility to adapt to unplanned events, while remaining resourceful and efficient.
Primary Responsibilities
Maintain and repair electrical, plumbing, heating and cooling equipment; doors, keys, locks and hinges; windows, roof, parking areas, fences, lighting, grounds, and similar work as directed.
Prepare apartments for move in by cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, carpets, drapes, and/or similar jobs as directed.
Provide excellent customer service while working with residents.
Make readies should be completed within 3-5 days of the unit being released to the office. This includes a pre-move out inspection and a final move out inspection along with the community manager.
Complete Purchase request forms as needed before purchasing any supplies over $50.
Move furniture, supplies, and equipment.
Requests tools, equipment, and supplies needed; safely stores and safeguards tools, equipment, and chemicals.
Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc.
Assist in enforcing safety regulations; identify and report and/or correct safety hazards.
Regularly attends staff meetings.
Regularly completes assigned safety training.
Enter completed work orders into the Software system, making sure to list, who completed the task, time spent on task any inventory or parts ordered needed to complete work order.
Qualifications and Requirements
High School diploma or equivalent.
Minimum of two (2) years as a Maintenance Tech
Working Knowledge of Yardi Software
CCH conducts background checks on all candidates who have received a conditional job offer. Satisfactory completion of background check is a requirement of employment with CCH.
A valid driver license, reliable personal vehicle, personal auto insurance as required by law, and an MVR sufficient to obtain and reasonably maintain insurability under agency auto liability policies are essential job requirements.
Knowledge Skills & Abilities
Prior experience in apartment maintenance, affordable housing UPCS/REAC Inspections and resident occupied project renovations.
Proficient with YARDI, Microsoft Office 365 platform and ability to quickly learn the organization’s other systems.
Ability to serve with integrity, professionalism, and confidentiality.
Ability to prioritize tasks and consistently meet project deadlines.
Physical Requirements
Generally extensive physical exertion is required. Prolonged periods of walking, bending, climbing, manual manipulations and use of hand tools. Must be able to regularly lift, move and carry items over 50lbs. Occasional sitting at a desk and working on a computer. Occasional local travel required as necessary to fulfill assigned duties. Must be able to access and navigate property locations and the organization’s various offices.

Pay: $15.50 - $20.70 per hour
