The purpose of this position is to perform building inspection including structural, mechanical, energy conservation, electrical, plumbing, fuel gas, accessibility, fire and life safety for both commercial and residential construction; secures compliance with adopted codes, laws, and standards through plan reviews, inspections, and code enforcement.

The purpose of this position is to perform building inspection including structural, mechanical, energy conservation, electrical, plumbing, fuel gas, accessibility, fire and life safety for both commercial and residential construction; secures compliance with adopted codes, laws, and standards through plan reviews, inspections, and code enforcement.
- Inspects industrial, commercial, and residential buildings, during various stages of construction and remodeling; makes decisions regarding compliance with codes and ordinances of the City, State, and Federal agencies and construction methods
- Analyzes buildings undergoing change of use or occupancy, buildings being moved or demolished, and damaged or dilapidated buildings; provides viable alternatives to bring building into compliance
- Determines extent of damage, safety factors and necessary permits required to repair damaged or dilapidated buildings
- Clarifies requirements or intent of construction codes, methods, restrictions, materials, and inspections
- Reviews and interprets building and structural construction documents and reports for commercial, industrial, and residential projects to ensure compliance with construction city codes, ordinances, standards, and amendments; checks plans at job site for compliance
- Provide guidance and advice on code changes, interpretations, new methods and materials; negotiates solutions to code conformance problems and fire and life safety issues
- Identifies inadequacies found on construction plans, reports and calculations, and requires corrections
- Negotiates and develops mutually acceptable solutions to code conformance problems and life safety issues with architects, engineers, contractors, and the public
- Provides coordination with city Fire Department regarding fire and life safety issues
- Provides quality customer service while functioning in a regulatory capacity
- Performs field reviews of structures to determine structural soundness, proper installation, materials, or equipment
- Assists Building Official by researching and recommending changes in codes to resolve interpretation problems and to accommodate and control new methods and materials
- Inspects energized electrical service panels and related components
- Prepares reports and maintains files of inspections and issued permits and citations
- Coordinates and schedules inspection requests regarding permits
- Reviews special inspection reports
- Maintains regular attendance and performs related duties as assigned
MINIMUM QUALIFICATIONS
EDUCATION: High school graduation or GED equivalency.
EXPERIENCE: Two years full-time experience in building construction or inspection, or a related field, or any equivalent combination of experience that provides the knowledge, skills and abilities to perform the work.
CERTIFICATIONS AND OTHER REQUIREMENTS: Valid Arizona driver's license. International Code Council (ICC) certification as a Building Inspector within six months of employment.
SUPERVISION: Work has no responsibilities for the direction or supervision of others.
Decisions regarding implementation of policies may be made. Contact may involve support of controversial positions or the negotiation of sensitive issues or important presentations.
FREEDOM TO ACT: Receives General Direction: Performs the job by following established standards operating procedures and or policies. There is a choice of the appropriate procedure or policy to apply to duties. Performance is reviewed periodically.

- Inspection procedures and techniques utilized in all aspects of the construction process
- Building permits and variance applications
- Construction materials testing
- Understanding, interpreting, and applying building codes and ordinances
- Conducting detailed and accurate construction inspections
- Recognizing violations and determining appropriate corrective actions
- Use of computers and related software applications
- Exercise independent judgement and make on-site technical decisions
- Establish and maintain effective working relationships with city staff, contractors, homeowners, developers and the public
