Responsibilities
- Ensuring timely completion of repairs, maintenance tasks, and unit turnovers.
- Develop and implement maintenance schedules for service and in compliance with company standards and regulations.
- Supervise and provide guidance to two maintenance technicians, including training and performance evaluations.
- Ensure adequate coverage for maintenance requests and emergencies.
- Coordinate with external vendors and contractors for specialized repairs or services.
- Obtain competitive bids for maintenance projects and negotiate contracts with vendors to ensure cost-effective solutions.
- Maintain accurate records of maintenance supplies, tools, and equipment.
- Order supplies and equipment in a timely manner to support maintenance activities within set budgets.
- Respond promptly to tenant maintenance requests and inquiries.
- Ensures excellent customer service and satisfaction.
- Communicate with tenants regarding scheduled maintenance activities, property inspections, and any necessary access arrangements.
- Maintains compliance with all relevant housing regulations, safety codes, and company policies.
- Maintains detailed records of maintenance activities, including work orders, inspections, and repairs, and generate regular reports for management review.
- Assist in the development and management of the maintenance budget, including forecasting expenses, tracking costs, and identifying opportunities for cost savings.
- Develop and implement emergency response procedures for maintenance issues such as plumbing leaks, electrical failures, and weather-related damage.
- Serve as a point of contact for after-hours emergencies and coordinate appropriate responses.
- Identify opportunities for process improvements and efficiency gains within the maintenance operations.
- Implement best practices and innovative solutions to enhance the quality and effectiveness of maintenance services.
- Previous experience in property maintenance management, preferably in a multi-unit or scattered-site environment.
- Strong leadership and communication skills, with the ability to effectively manage a team and collaborate with internal and external stakeholders.
- Knowledge of maintenance best practices, building systems, and regulatory requirements.
- Proficiency in computerized maintenance management systems (CMMS) or similar software.
- Valid driver's license and reliable transportation.
