ESSENTIAL FUNCTIONS
Process (review and code) all payables relating to the property.
Enforce and File Evictions.
Enforce and File Collections accordingly and actively pursue all outstanding debt collections.
Processes rental payments, bank deposits, move-ins/outs in a timely.
Assist with conducting quarterly, move out inspections, and move-in inspections.
Processes delinquency notices, lease violations, and outstanding billing notice and proactively pursue balances and compliance.
Prepare move out packets and corresponding documents.
Show prospective residents’ apartments and explain occupancy terms.
Review leasing activity along with occupancy and make recommendations for specials, promotions, and/or advertising that may be needed to generate leasing activity and increase occupancy.
Send out 3-day notice and balance due notices accordingly. Proactively pursue outstanding balances.
Assist with maintaining resident records and processes new resident files.
Assist in bid solicitation for cost savings for various services.
Assist with planning resident functions.
Maintain familiarity with local competition and new units coming online. Including preparing a monthly market study, shop all competition, and keep up with industry trends.
Screen calls and resident issues for the manager. Assist in resolution of tenant complaints concerning other tenants or visitors when applicable.
Accurate reporting of resident ledgers and daily deposits.
Assist with accounting Pre-Close and Month End Reports.
Provide support to Property Managers by producing, modifying, and /or distributing various forms, spreadsheets, manuals, information packages, and miscellaneous type-written information as requested.
Assist Property Manager with resident relations as requested.
REQUIREMENTS
2-3 years of Assistant Property Management Experience
2-3 years of One Site Experience
2-3 years of Accounts Payable Experience
2-3 years of Multi-Family Experience
Bilingual in English and Spanish languages
COMPENSATION
The position is a full-time position, with an initial 90-day trial period. Compensation is dependent upon experience.

Pay: $19.00 - $21.00 per hour
Expected hours: 40 per week
