Renovations/ Construction Manager will be responsible to plan, manage, and oversee the execution of Multi-Family unit upgrades, renovations, restorations, and other related construction projects from beginning to end in a timely and cost-effective manner. These responsibilities include the overall management and planning for on-site field personnel, contract labor, and renovations operations, to include identifying risks or other present issues, creating and implementing contingencies and resolutions, troubleshooting and problem solving in real-time, and providing the overall necessary support and guidance to subordinates and contract and/or subcontract labor personnel for quick and effective resolve to maintain total overall project efficiency. This position will report directly to the Director of Renovations. The Construction Manager is the primary source of all projects related information and communication, updating all corporate and executive personnel and other stakeholders as required.
Qualifications:
· A minimum of 3 years’ experience in on-site Multi-Family, Residential and/or Commercial Construction Management and/or Project Supervision.
· Must be well versed in general building construction processes and applications, to include electrical, plumbing, mechanical, and other trade practices and procedures. Must be familiar with the sequence in which a general interior renovation project is completed.
· Must be organized and capable of communicating effectively with subordinates, field personnel, superiors, and other stakeholders.
· Must be able to travel to active projects as needed. Must also be able to travel for training/seminars when required.
· Experienced in solving problems with regards to subcontractors, scheduling, inventory, and other technical trade related issues as they arise.
· Detail and quality oriented.
· Manage time effectively and efficiently with the ability to multi-task proficiently.
· Proficient in Excel, Outlook, and Microsoft Teams.
· Experience with interpreting a budget and reporting variances to actual cost.
Responsibilities:
· Provide site coordination of all subcontractors and resources while ensuring successful installation of and adherence to Scope of Work, Specs, and Project Schedules.
· Conduct pre-construction meeting with each subcontractor.
· Schedule and manage municipality inspections when required.
· Obtain permits from municipality when permits are needed and coordinate all deficiencies with architect, engineer, or specific trade.
· Coordinate and manage the staging of the renovation project (placement of mobile minis, placing initial orders, organization, and documentation of materials in the mobile minis).
· Coordinate and participate in required unit inspections for successful transitioning of completed units back to property management personnel.
· Pre-walk units on a weekly basis in conjunction with the labor foreman and assigned operation personnel to determine and document additional work above and beyond the base scope of work.
· Document additional work identified in the pre-walks in the Add/Deduct worksheet and/or Change Order Log.
· Update the construction log daily.
· Conduct daily meetings in the morning with labor crew to:
o Determine how many workers are on site on daily basis
o Manage which units are being worked in and at which stage.
· Walk all units that are actively being worked in daily to ensure work is on schedule, being done in accordance with the scope, and of acceptable quality.
· Conduct daily “punches” and ensure workmanship is up to standard before turning over to operations for final sign off.
· Observe and negotiate unforeseen change-orders and submit to Project Manager and/or VP of Renovations for approval depending on threshold.
· Obtain needed materials locally if not on site.
· Coordinate and maintain the project schedule of subcontractors and vendors, this is critical to ensure the project stays on schedule.
· Communicate any disruptions of the renovation schedule to Project Manager and Operations in a timely manner.
· Assist with lender inspections.
· Maintain daily log of activities on the jobsite.
· Ensure that the job site is always kept in a clean and organized manner.
· Make sure all renovation units and storage containers are locked at the end of the day.
· Assist in budgeting, bidding, and award of subcontracts as directed by the Project Manager.
· Review and approve labor, cabinetry, countertop, flooring, and other materials invoices.
· Identify areas of work that are outside of subcontracted scope and/or ability in a timely manner.
· Perform other related duties as assigned.
· Participate in weekly or impromptu calls regarding the project.
· Have a good working relationship with Property Manager and other operations team members, communicating daily with them.
· Communicate progress of each unit and material needs for the following day to the inventory tech/assistant CM so they can compile and organize those materials for the following day.

Some weekends may be necessary based on business needs.
