What you'll be doing as a Storage Facility Manager:

  • The Facility Manager is responsible for the day-to-day operations including overseeing vendors, maintenance, curb appeal, processing payments, collections, marketing, invoicing, and leasing.
  • Works closely with the Regional Manager to achieve occupancy and budgetary goals; recommends ways to increase revenue and reduce expenses. Assist in the formulation of budgets.
  • Ensures that all rents are collected when due. Makes collection calls, mail lien notices and persistently collects on delinquent rents.
  • Rents out storage units and give customers tours of the facility.
  • Proactively communicates with vendors and contractors regarding scheduling and billing. Obtain bids and ensures work is performed according to scope of work.
  • Actively uses Facebook, Instagram, and other social media platforms to market the property, build community engagement and gain excellent reviews online.
  • Trains and hires new team members. Reviews and approves timesheets.
  • Submit and track invoices.
  • Responds to emergencies and communicates any incidents to the Regional Manager immediately.
  • Ensures account ledgers and lease files are complete and accurate.
  • Sells moving supplies and dispatches moving trucks.
  • Conduct monthly market surveys. Shops and builds relationships with competitors in the area and stays up to date on market and industry trends.
  • Attends required training and team meetings.
  • Makes recommendations regarding rental rates, marketing, and specials.
  • Provides a welcoming, positive, professional level of customer service, in person as well as over the phone.
  • Effectively resolves challenges in a timely manner.
  • Keeps the office open during regular business hours and maintains the staffing schedule.
  • Takes responsibility for the community’s curb appeal, sweep, mop and make storage units ready to rent.
  • Walks the property several times a day and opens/ closes large storage unit doors.
  • Assists with any special projects as requested.
  • Resides at the property (required).

Are you qualified? (We hope so!)

  • A valid state Driver License and reliable transportation.
  • Lift up to 35 pounds, opening/ closing large storage unit doors.
  • High School diploma or General Equivalency Diploma is required.
  • Must have at least three (3) years of mini storage, apartment community or resident management experience.
  • Proficiency with Microsoft Office, Sitelink, Avid and/or Yardi is a major plus.
