Essential Functions:
Under general supervision of the Director of Physical Plant, participate in custodial services, provide work direction and guidance to custodial staff assigned to maintain college facilities, e.g., classrooms, offices, labs, gymnasium, baseball stadium, and restrooms, etc., in a clean and sanitary manner.
The lead custodian performs the full range of building custodial services. Maintains facilities for all of Coastal Bend College as assigned. Must wear proper safety equipment and operate various types of powered equipment required to perform custodial maintenance services.
Ability to analyze and respond appropriately to emergency situations and to recognize, secure and report unsafe conditions immediately. Must have knowledge of safe working techniques and safety equipment and must be aware of the typical hazards of the workplace as well as the special hazards that may be encountered (biohazards, chemicals, asbestos/lead containing materials, etc.).
Maintains and services tools and equipment used in the performance of duties; performs custodial facilities clean-up and maintains a safe and clean work area.
Duties and Responsibilities:
- Responsible for enhancing and maintaining all college facilities, and to provide a safe, attractive, clean and sanitary campus. Safe operation of various equipment, machinery, hand and power tools, including but not limited to floor buffers, polishers & scrubbers, drills, painting equipment, air compressors, utility vehicles, etc.
- Must work well with others and follow written or oral instructions. Must be able to read and write to understand and successfully complete safety training procedures. Must possess a good work ethic and pride in workmanship and perform other duties as assigned.
- Train, assign and provide instructions, direction and guidance to custodial staff.
- Inspect work in progress, and upon completion, assure that work is performed in compliance with directives, and is meeting quality standards.
- Participate and perform custodial services such as cleaning, dusting, sweeping, mopping, restocking of all restroom facility supplies, polishing, waxing, setting up furniture, equipment and performing minor maintenance.
- Direct and participate in the total campus cleaning and maintenance function during regular operational hours and during semester breaks.
- Assure proper care and use of equipment and materials; track inventory and order supplies as delegated, issue supplies and assure that proper supplies are stored to maintain assigned campus; requisition for supplies, material, and PPE.
- Identify and report building maintenance problems; assure that work orders are prepared and completed; report unusual problems or difficulties to superiors. Use campus online work request system to coordinate setup and work requests.
- Make deliveries of equipment and supplies as directed and/or as needed.
- Set up for special community and campus events as directed.
- Open and close classrooms, offices or buildings as needed.
- Plan, organize and coordinate set-up and tear down of facility for all special functions in accordance with requests submitted online.
- Assists all physical plant staff, maintenance, custodial services, grounds, HVAC, trades and mechanical services staff in the accomplishment of their work (projects, events, on-going programs), and performs other tasks as assigned by the Director in support of the College and Facilities services.
Travel Requirements:
25% of time may require travel to other Coastal Bend College Campuses as needed. Travel during evening and weekend hours may be necessary as required by the College.
Physical Requirements:
- While performing the duties of this position, the employee is frequently required to sit, communicate, reach and manipulate objects, tools, machinery or controls. The position requires mobility.
- Duties will involve moving materials weighing up to 5 pounds on a regular basis and up to 75 pounds on an occasional basis. Manual dexterity and coordination are required over 50% of the work period while operating tools, equipment or machinery such as computer keyboard, mouse, power saws, and drills, painting equipment, fork-lifts, tractors and similar machines.
Environment:
Most work takes place throughout all college campus facilities. Which exposes employees to inside and outside elements such as dirt, fumes, noise, chemicals and all types of weather conditions on a daily basis.
Minimum qualifications:
- Must possess a current Texas driver’s license or obtain one within thirty (30) days of hire.
- Must be able to work evenings, weekends, holidays, special events, respond to call outs and emergency situations;
- 3 - 5 years’ experience in commercial custodial work including 1 – 2 years supervisory experience, or an equivalent combination of education and experience.
- Working knowledge of standard custodial and building maintenance practices procedures, and techniques;
- Demonstrated ability to schedule work assignments, duties, and hours of operations for custodial staff;
- Ability to operate custodial and maintenance equipment;
- Skill in use of maintenance tools, supplies and materials;
- Requires regular, reliable and predictable work attendance;
- Good knowledge of proper chemical storage, use and inventory;
- Effective organizational and planning skills;
- Effective communication skills both orally and in writing.
Preferred Qualifications:
- Prior experience at a school district, college or a similar higher education environment, or a large multi-building facilities environment.
- Bi-lingual ability preferred
