What are the responsibilities and job description for the Maintenance specialist position at Comporium?
SUMMARY
Install, maintain, and repair real property assets and facilities including all buildings and grounds, wireless towers, and remote buildings.
Provide effective basic maintenance and repairs on electrical, structural, HVAC, generators, and plumbing as well as respond to emergencies and supervise contractors as needed.
Maintain high safety standards and respond to emergencies as required.
RESPONSIBILITIES
- Perform basic electrical maintenance and repairs electrical systems including ballasts, switches, low-voltage controls including BAS (Building Automation Systems), and basic UPS (Uninterruptable Power Supply) operation.
- Perform basic HVAC maintenance and repairs including cleaning coils, changing filters, belts, greasing bearings, checking fuses, voltage, capacitance and electrical components, replacement of capacitors and contactors, cleaning condensate lines and must have basic knowledge of refrigeration and visually check for leaks.
- Perform basic plumbing maintenance and repairs including changing faucets, traps, flush valves, and pipes including connectors
- Perform basic generator maintenance and repairs including changing oil, filters, and fluids and checking voltage, load, and changing batteries to maintain generator assets to minimize lost work time and service outages.
- Perform wireless tower maintenance and repairs on tower light controls and alarms. Understand grounding and bonding per NEC (National Electrical Code) to identify CAD weld deficiencies for grounding in wireless compounds.
- Minimize risk by working safely and following all safety guidelines and procedures
- Perform basic structural maintenance and repairs including roofs (patches, caulking, and sealing), windows (caulking, sealing, and closures) and perform basic carpentry and construction utilizing hand tools
- Perform building inspections to identify preventative maintenance requirements for all systems and infrastructure required to sustain high-quality real estate assets and superior network reliability.
- Provide superior customer service to internal customers through timely and successful completion of all work orders related to buildings and infrastructure.
- Assist Facilities Supervisor and Manager on special projects as required
REQUIREMENTS
- High School Diploma required
- 2-5 years related work experience in industrial maintenance
- Proficient in basic computer, mechanical, and electrical systems
- Must have high technical aptitude and able to work independently of others
- Must be able to respond to emergencies in a calm and professional manner
- Valid driver's licenses required
- Must be able to obtain refrigeration Card; LSS Yellow Belt Certification
