LEASING AND MARKETING SPECIALIST
QUALIFICATIONS:
Education:
Minimum high school diploma or equivalent. The position requires the ability to read, write and communicate fluently in English, and the ability to accurately perform basic to intermediate mathematical functions.
Experience:
One-two years previous experience in property management or related field is preferred, but not required.
Skills:
The position requires the ability to effectively deal with people and put them at ease quickly. The following additional skills are required:

General Responsibilities:
1. Assist with managing the day-to-day operation of the apartment-home community. Work with
Operations Manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner.
2. Maintain customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved.
3. Maintain prospect, traffic and leasing data, and assist with other computer data entry as necessary. Assist with monthly closing as required.
4. Follow correct procedures in the collection, tracking, and deposit of revenue and processing of move-out data.
5. Deliver resident gifts, inspect units in a timely manner to ensure units are ready and assist with planning and hosting of resident functions.
6. Follow the property lease renewal program. Maximize resident renewals. Responsible for completion of all daily, weekly and monthly financial and leasing reports in an accurate and timely manner.
7. Conduct market surveys. Shop competition. Maintain a constant awareness of neighborhood market conditions.
8. Welcome and show property to prospective new residents. Handle incoming phone calls from prospective new residents.
9. Inspect grounds, models and leasing office daily for eye appeal and marketability.
10. Work with team to ensure that the property office is organized and runs smoothly as per company policies and procedures.
11. Clearly and effectively communicate with residents, associates, owners, vendors and supervisors in written and verbal form.
12. Adhere to the company’s safety programs, policies and procedures. Promote safe work practices among on-site staff.
13. Assist Operations Manager in effectively responding to residents and promoting resident satisfaction.
14. Work with team to establish and implement effective marketing plan including internet, social media, resident retention, outreach, etc.
Leasing:
1. As necessary, lease apartments and aggressively sell the products and services of the property to which assigned. Develop, refine and effectively implement superior telephone and personal sales skills to specifically respond to site visit or telephone inquiries, to conduct site tours, effectively sell to prospects and lease apartments. Work to optimize occupancy while maximizing effective lease rent.
Site tours include, but are not limited to, showing and transporting the prospect around the property in order to show the prospect all property amenities, model apartments and available apartments.
2. Work with the property staff to develop and implement sales and marketing strategies.
Increase property traffic levels, maintain or exceed targeted closing ratios and work to achieve and exceed budgeted occupancy percentages.
3. Maintain thorough product knowledge of own property and that of major competition through site visits/tours and telephone surveys.
4. Prepare all lease related paperwork in an accurate and timely manner. Be able to explain all lease documents to new and existing residents. Ensure all documents are properly completed prior to resident move-in.
5. Assist with managing the day-to-day operation of the apartment community. Work with
Operations Manager to ensure apartments are ready for move-in and are maintained in a satisfactory manner. Assume responsibility for property operations when scheduling results in the Assistant
Manager being the senior management person on site.
6. Maintain Company customer service standards. Respond to resident requests and work with residents to minimize and resolve resident problems and complaints. Follow through to ensure issues are resolved.
8. Follow the property lease renewal program. Maximize resident renewals.
9. Participate in company training classes, meetings, and activities, as required.
General Management:
1. Identify and analyze problems and develop and implement decisions that help the property achieve the owner’s objectives and are consistent with the management company’s policies and procedures.
2. Effectively plan and organize present and forecasted workloads.
3. Effectively disseminate all information and instructions necessary for others, including peers and subordinates, to do their work.
