Growing Metro Detroit property Management Company specializing in student housing is seeking Accounts Administrator whose responsibilities will include keeping records of financial transactions for two student housing facilities by performing the following duties (other duties may be assigned):
Responsible for overall accuracy of all accounts receivable including:
· Posting of payments received from all applicants and current and former tenants
· Preparing and processing daily cash deposits
· Posting of all charges to tenant ledger accounts
· Process financial move-out statements and charges throughout the year with emphasis during the property’s designated move-out (turnover) period
· Researching and processing charge backs and returned checks.
· Assessing late fees in accordance with the lease terms
Perform collections tasks on accounts to minimize delinquency including:
· Post rent reminders within the office, around the communities and online sources
· Create and deliver delinquent rent notices to residents.
· Make and answer accounts receivable phone inquiries and follow up
· Comply with and enforce local and state eviction laws
· Prepare and deliver past due accounts to 3rd party collection agencies
Maintain compliance with all company accounting policies, rules and regulations through:
· Reconciliation and balancing of all accounts receivable
· Completing end of month closing procedures
· Conducting financial accounting audits in conjunction with regular lease audits
· Attend weekly financial operations meetings to communicate status of account receivable activity
· Maintain an understanding of company lease policies
· Work closely with leasing team to ensure accuracy of rent roll
· Enforcement and follow up of nonmonetary lease provisions and restrictions
SPECIFIC SKILLS/EQUIPMENT
- Must be able to use the following equipment: telephone, fax machine, computer (and property
software as well as Microsoft Office), copy machine and business calculator
- Must have basic knowledge of Fair Housing Laws and OSHA requirements
EXPERIENCE OR SPECIALIZED KNOWLEDGE
- 1 to 3 years experience
- 1 year previous customer service related experience (i.e. retail sales, real estate sales,
hospitality, etc.)
- Strong attention to detail and sales ability is a must
