We are currently seeking a Multifamily Leasing Professional for a 406-unit apartment community in the heart of Waipahu on the island of Oahu. The Leasing Professional shall render all services and perform all duties as the Managing Agent’s (“Agent”) Representative to the Owner directly or Owner’s representative acting on behalf of the Owner. The Leasing Professional reports to and is accountable to his/her Team Leader. Generally, the Leasing Professional will act as the ambassador for the community securing new leases and doing all things which are reasonably necessary to provide the Owner with competent leasing services.
Responsibilities:
· Achieve a productive work environment to reach our investor, company, and management goals
· Vacancy management
· Lease expiration management
- Renewal rent increase management of current resident leases
- Support management of 80% BMR (below market rent) program and reporting to Spectrum and HHFDC to ensure full compliance
- Complete market survey’s and have knowledge of all competitive properties
- Have knowledge of and help manage City & County Honolulu and State of Hawaii Section 8 program, resident files, paperwork, inspections, and notice of rent changes to ensure full compliance
- Property inspections/showings
- Participate in cleaning up debris and trash on the property
- Maintain accurate property and tenant files and records
- Ensure rental agreements are prepared accurately and timely
- Tenant screening
- Respond to new tenant leads
- Manage advertising, marketing, merchandising and promotions to assist leasing efforts within budget
- Conducts all sales and leasing activities to achieve the community’s revenue and occupancy goals
· Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition
· Stays informed about current market and competitor conditions that may impact the community’s occupancy and sales results
· Uses the on-site property management software (Yardi, CRM, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents
· Ensures that the community and show units meet the Company’s standards for show quality
· Prepare the leasing office for daily leasing activities
· Follows-up with prospects and new residents to ensure satisfaction
- Executes and performs activities in support of the community’s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time
- Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual
- Adheres to the policies and procedures manual
- Adheres to Company Mission, CREDO, and Property Management Excellence
- Other duties as assigned
Qualifications:
- Property management experience – Minimum 1yr. preferred
- Hawaii State real estate license Preferred
- Experience using Microsoft Applications (i.e., Excel, Word, PowerPoint, Outlook, Windows)
- Use of Yardi property management software
- Affordable Housing and Section 8 housing experience preferred
- Military leasing experience preferred
- Review social media accounts such as Property Website, Instagram, and Facebook
- Ability to handle various situations with clients, customers, co-workers, and the general public in a positive and helpful manner
- Possess a service-oriented attitude toward agencies and employees within the company
- Effective communication and writing skills
- Strong Organizational skills
- Ability to provide exceptional customer service, maintain an immaculate environment, perform uniform enforcement of rules and regulations, and provide our residents with good neighbors
