What are the responsibilities and job description for the Maintenance Technician position at Confidential?
Prepare community homes for prospect residents. Responsibilities include, but are not limited to: electrical, plumbing, appliance installation and repair, painting, drywall, carpentry, flooring, rekeying, cleaning, etc.
Maintaining the condition and upkeep of the community meeting the required safety standards. This may also include grounds, trash compactor, pool/spa, amenities, pet stations, access to the buildings, etc.
Perform landscape maintenance including pressure washing, irrigation system repairs, and watering of lawn/landscape areas keeping common areas properly maintained.
Completing work orders within policy timeframe.
Ensure all workshops and utility rooms are clean, orderly, and safe.
Respond to after-hours emergency calls as assigned in a prompt and professional manner.
Assist in all inspections of the community including pre move-out inspections, move-out inspections, and preventative maintenance inspections.
Properly test and maintain community pumps, boilers, fire control systems, backup generators, smoke and carbon monoxide detector systems, etc.
Perform regular lighting checks and repairs as needed.
Uphold proper security practices including appropriate key control procedures.
Assisting contractors when professional services and repairs are necessary.
Follow up on customer service issues to ensure resolution and resident satisfaction.
Assist with the administration of maintenance functions including tracking of inventory, data entry, and maintaining safety records within database.
During inclement weather, remove snow and ice in areas as needed
Keep appropriate inventory of supplies within community budget, and notify Supervisor when supplies run low.
Complete maintenance projects and tasks with minimal supervision consistent with organizational policy.
2 years of Maintenance experience or equivalent.
High School diploma or equivalent.
Exceptional and professional customer service with residents, prospective residents, vendors and staff.
Knowledge and proficient usage of Microsoft Office Suite, and other current electronics needed for the position.
Must be able to provide own hand tools.
Must be able to speak, read and write English in a manner sufficient to carry out duties.
Ability to lift or move up to 50 pounds independently, and up to 100 pounds with assistance.
Successful completion of background check and drug screen required.
Must be legally qualified to work in the U.S. meeting I-9 guidelines.
