Reports to: Community Manager
Position Summary: The Maintenance Technician position provides all maintenance services required at a community and is responsible for the overall appearance of and upkeep/maintenance on property. The position will be responsible for the routine maintenance of rental homes and assisting in the refurbishing of make-ready homes. This position will also assist with grounds keeping duties and respond to on-call maintenance emergencies after hours.
Job Duties and Responsibilities
- Routine maintenance of rental homes completed by assigned work orders generated from resident requests for service.
- Responsible for maintenance on the property by diagnosing the source or cause of the issue and making repairs in accordance with established policies, procedures, safety standards, and code requirements
- Assist with refurbishing of “make-ready” process to prepare vacant homes for leasing and new move-ins by completing maintenance work needed, communicating with community manager to schedule vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. This includes painting, cleaning, light plumbing and light electrical work and other application preparations.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, performing general cleaning, painting, picking up trash, mowing, trimming.
- Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment.
- Respond to on-call maintenance emergencies after hours • Apply touch up paint as needed, make general repairs such as wall/sheetrock repairs, flooring (vinyl flooring, carpet), etc.
- Repair/build decks and skirting for company owned homes
- Clean out trash from community areas, vacant lots and vacant company owned homes
- Snowplowing (if applicable)
- Repair water leaks if possible or work with Community Manager to arrange outside plumbing company
- Equipment inventory tracking and upkeep
- Read Water Meters
- Other duties and projects as assigned

1 years previous maintenance experience.

Must be able to walk, lift, bend, crawl, carry items, climb stairs, and ladders up to 8 hours per day. Normal visual acuity to pay attention to detail and normal hearing to understand verbal instructions. Must possess manual dexterity of hands, arms, and fingers to use power tools and non-power tools.

Must work both inside and outside in all types of weather, may walk on rough, uneven surfaces. May be exposed to extreme temperatures in the performance of duties.
Job Type: Full-time
Pay: $16.00 - $20.00 per hour
Expected hours: No more than 40 per week
