The Property Manager is responsible for the operational & financial success of the property as well as the maintenance & tenant satisfaction. Oversees & develops on-site team. Reports to Regional Manager.
Property Manager Job Duties and Responsibilities:
- Operates the property within financial guidelines.
- Daily inspections of the property.
- Responsible for overseeing security standards, lock up, and key management for the property.
- Supervision of maintenance, grounds, and housekeeping team through maintenance manager.
- Supervision of the office, leasing employees, and Assistant Manager.
- Responsible for thorough knowledge and implementation of all policies and procedures, leasing techniques, and sales methods.
- Ensures knowledge, implementation, training, and enforcement of all policies and procedures.
- Responsible for complying with all state, federal, and/or local laws relating to Fair Housing
- Conducts final interviews and hires all property employees under the direction of the regional / Portfolio manager.
- Ensure professional appearance and positive attitude at all times for self and all property employees.
- Ensures all rents are collected, timely bank/scanned deposits, pay lease entries are made, legal filings, and other expected duties are completed as per monthly calendar distributed by the regional or portfolio manager.
- Ensure property is leased at an acceptable capacity through supervision of office and leasing employees. Confirming all application/background checks are conducted per procedure. Ensuring the apartments meet all requirements on move in and residents are charged appropriately on move out.
- Ensures that all residents’ requests or complaints are responded to in a timely, efficient, and courteous manner.
- Respond to all emergency or non-emergency situations that occur on property over a 24-hour period.
- Prepares and completes all reports required.
- Responsible for vendor bidding and supervision of contracts such as landscape and security.
- Monitoring, submitting and entering all property expenses/ invoices as per the calendar as they are received within the month.
Requirements:
- Budgeting experience is a must.
- A thorough understanding of the competitive market.
- Marketing, leasing, and leadership experience a must.
- Knowledge of property management software.
- Two (2) years of property manager experience.
- Leadership, motivation, and team building skills.
- Must be knowledgeable of all local, state and federal Fair Housing laws and regulations.
- Superior customer service skills and the ability to deal with difficult people and challenging situations while maintaining a positive and calm demeanor.
- Ability to effectively and accurately communicate and present information verbally and in writing.
- Must be proficient with MS Office.
- Proven financial and accounting experience.
- Demonstrated ability to read a budget, conduct financial analysis and provide practical narrative and financial reporting.
- Drug test, criminal/credit background check & reliable transportation required.

Pay: $61,000.00 - $62,000.00 per year
