What are the responsibilities and job description for the Property. Manager position at Core 3?
Essential Duties and Responsibilities
- Oversee a portfolio of properties including with tasks of listing/showing of vacant properties, financial review, expense approval, maintenance oversight, and turn-around process.
- Approve all expenses related to portfolio
- Handle all tenant collections including posting of late fees, 5-day notice preparation, working with attorney as needed, working with collection agency
- Walk the properties monthly to check maintenance needs
Communicate with property owners on:
- Vacancies
- Rental rates
- Financial performance
- Maintenance / improvement needs
- Other items as needed
- Prepare and send quarterly reports for Multi-Family units
- Reach out to owners to solidify relationship with CORE 3
- Send lease renewals to current tenants
- Perform Move in and Move Out Inspections
- Develop yourself professionally through training courses
As a Supervisor
- Direct reports on job duties – meet and communicate weekly to make sure tenants and owners are getting responses in a timely matter
- Make sure direct reports are performing job duties efficiently
Work with other staff on:
- Financial reporting and performance
- Budgeting
- Work with tenants, vendors, and owners to facilitate all maintenance and turn around work
- Sell management services to new owners through relationship development.
- Build Core 3 brand throughout community through marketing and network opportunities.
- Stay abreast of community developments and trends and capitalize on networking opportunities by attending Chamber of Commerce, Economic Development Council, etc.
- Maintain contact database that includes all networking and sales activity, report weekly, monthly and quarterly to supervisor.
- Communicate regularly with property managers from other offices and assist them as needed.
- Perform other tasks as directed by supervisor.
Minimum Qualifications (Knowledge, Skills, and Abilities)
- Four year college degree or equivalent work experience preferred
- 2-4 years of related experience or relevant coursework
- Positive, enthusiastic personality
- Good oral and written communication skills
- Must obtain an Illinois Real Estate Broker’s License within 120 days of hire
