Overview

 

With preliminary direction from a Project Manager, prepare feasibility studies and programming, expedited concept development and document production for competitions, and participate in all phases of domestic and international corporate/commercial, and multifamily projects, including new construction, renovation, expansion, tenant improvement, parking garages, and demolition/site preparation; interpret and analyze as built plans, photographs, notes, and other input material to determine best approaches for completion of drawings to solve technical issues of design in relation to sites and buildings; participate in project team discussions and public meetings to provide recommendations when revisions from government agencies, planning officials, clients and other stakeholder groups are necessary and translate clients’ functional and spatial requirements for site and structures into conceptual design solutions; produce 2D/3D hand drawn renderings in pencil, ink, and markers for design development; prepare presentation sketches, drawings, and image board presentations, architectural detail specifications, building physical models using digital fabrication software for laser cutter and 3D printer, and highly detailed 3D virtual models for concept design presentations and presentation packages using Building Information Modeling (BIM) software (Revit), AutoCAD, SketchUp, 3D studio MAX, Photoshop, Illustrator, InDesign, and Bluebeam, editing layouts for concept design, design development, and construction drawings, incorporating LEED sustainable design principles and building systems into architectural designs, preparing LEED documentation, and 3D energy models to evaluate daily sun exposure, analyze headloads, and maximize energy savings; thoroughly execute construction phase procedures & documentation (shop drawings, submittals, requests for information & addenda/clarifications); coordinate with clients and agencies with jurisdiction to obtain project approvals; coordinate with mechanical, electrical, plumbing, fire protection (MEP/FP), civil, structural, food service, hardware, landscape, code, traffic, parking, concession, public relations, signage, acoustic, security, curtain wall, vertical transportation, lighting, geotechnical, and low voltage/telecommunications consultants to incorporate building systems in the preparation of construction documents; apply architectural principles to review all related shop drawings, samples, and mockups, evaluate general contractor bids and project budgets; manage project data and transmission and all electronic communications using Newforma; maintain log of all RFIs and submittals including date received, date returned and status of unreturned requests; coordinate with contractors to respond to requests for information (RFIs), review and respond to contractor change orders, and perform necessary modifications of drawings and specifications as construction projects progress and changes in dimensions, materials, and other aspects of design arise; work proactively to resolve issues that arise between design and technical objectives of the project, in coordination with Project Manager; promote project profitability by managing own production & less experienced staff; assist the project manager in establishing task schedule and manpower requirements consistent with the project agreement, as well as manage assignments within project schedules; assist in managing project consultant agreements and project budgets; assist in identifying and quantifying tasks outside the scope of the owner-architect agreement for negotiation of additional services; conduct site visits and progress meetings, prepare field observation reports, final inspections, project closeout, including punch lists, and record drawings; review and prepare certificates of substantial completion, occupancy, and final completion; conduct post-occupancy evaluation and review of clients’ use of space.

 

Responsibilities
