PROPERTY MANAGER
Job Description
We are looking for a responsible, competent, and professional individual to manage long term rental properties predominantly located in Haywood
County, as well as several in Buncombe and Henderson Counties. The ideal candidate for this position is a skilled multi-tasker committed to meeting deadlines in an organized and timely manner.
Responsibilities
I. Maintenance and Repairs
A. Inspecting properties for necessary minor repairs, materials, and supplies as needed, i.e. toilet running, screen door repair, and other small jobs that don’t require technical expertise.
B. Scheduling and working with contract labor and other service providers for major repairs requiring more technical expertise, i.e. plumbing, septic, electrical, etc. Including monitoring of the repair until completion.
II. Advertising and Market Research
A. Advertise vacant long term rentals through Zillow and or other platforms.
B. Research local markets for current rental rates for comparable units.
III. Leasing
A. Prepare the vacant unit for new tenants including repairs, maintenance and cleaning.
B. Answer inquiries and schedule showings via phone and/or email.
C. Meet potential tenants to show them the property.
D. Process applications for prospective tenants including background check, and references in accordance with anti-discrimination laws avoiding discrimination under the Fair Housing Act (FHA).
E. Prepare and execute lease agreements; including collection of security deposit, first, and last month’s rent.
IV. Tenant Liaison and Correspondence
A. Answer tenant repair calls, complaints, and/or other issues.
B. Enforce lease agreement notifying tenants of issues in writing, i.e. property damage, smoking, pets, etc.
C. Schedule repairs and maintenance with tenants.
D. Distribute notices, i.e. post notice, eviction notice, and all other tenant correspondence.
E. Schedule and conduct move out inspection. Distribute deposit to the tenant after any damages are deducted if necessary.
F. Work cooperatively with tenants to respond in emergency and crisis situations
V. Evictions
A. Complete and file necessary court documents and notices complying with local, state, federal, health, safety and housing laws.
B. Appear in court to represent the landlord and present evidence for lease violation.
C. Complete and file necessary order for removal of tenant and personal property.
D. Meet with law enforcement and locksmith to secure property if necessary.
VI. Rent
A. Work with the bookkeeper on the financial status of property.
B. Monitor rent receivables, and maintain a collection system to ensure a simple and smooth process for all parties.
VII. Reporting and Record Keeping
A. Report the property’s status to owners including repairs, occupancy, lease terms, etc.
B. Maintain records.

Education, Experience, and Licensing Requirements:
● High School diploma, GED or equivalent
● Competence with basic property maintenance and/or repairs
● Competence with basic computer skills and software such as Microsoft Word, Excel, and/or Google Suite
● 1-3 years of trade experience is a plus
● 1-3 years of management experience is a plus
