POSITION TITLE: Custodial Manager

GENERAL DESCRIPTION: Assume the responsibility for all custodial areas as assigned and supplies/tasks in the district including equipment repair and conditioning.

WAGE CATEGORY: Exempt (Salary)

TERMS OF EMPLOYMENT:
Benefits per current Handbook for Non-Union Support Staff Personnel.
Compensation will be set by the Board of Education as recommended by the Central Office Administrators.
This position is exempt from the Support Staff Bargaining Unit.

REPORTS TO: Business & Operations Manager

EVALUATION: Performance in this position will be evaluated annually, in person and in writing, by the
Business & Operations Manager consistent with the process described in the current Handbook for Non-Union
Support Staff Personnel.

SUPERVISES: All Custodial Personnel

QUALIFICATIONS:
  • High School education, plus 5 to 7 years of custodial work experience, including some supervisory experience, or a combination of education and experience from which comparable knowledge and skills are acquired
  • Commercial cleaning experience required, experience waxing and stripping floors, and using a scrubber, floor buffer, commercial vacuum, and other floor machines
  • Strong technical knowledge and skills related to commercial/institutional custodial operations
  • Good basic reading, writing, math, administrative and supervisory skills
  • Physical ability to perform all job duties
  • Ability to work cooperatively with a variety of district personnel
  • Knowledge and skills related to routine housekeeping and maintenance required
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
  • Ability to write routine reports and correspondence
  • Ability to speak effectively before groups of employees
  • Ability to solve practical problems
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form
  • Ability to communicate courteously, efficiently, and effectively with a variety of individuals, including students, faculty and staff, administrators, parents and other school visitors
  • Ability to work cooperatively, collaboratively, and effectively with peers, supervisors, and school administrators

PERFORMANCE RESPONSIBILITIES:
  • Plan, supervise and coordinate daily custodial services
  • Supervise, directly and indirectly, approximately twenty (20) custodial staff: interview and hire; train new employees; plan and issue daily work assignments; monitor work in progress and check completed work; consult with Business and Operations Manager and building principals as needed
  • Annually prepare a written evaluation of each employee
  • Assist staff with difficult or unusual tasks or problems; assist in planning staffing needs and work schedules; monitor timesheets
  • Make recommendations to the Business and Operations Manager in matters of discipline, promotion, and/or discharge
  • Oversee the distribution of supplies and equipment
  • Order and maintain appropriate inventory of all materials used, verify receipt and approve bills for payment
  • Prepare administrative reports on work performed, inventory, and the like
  • Monitor custodial service expenditures and ensure budget guidelines are met
  • Inspects school facilities for safety, cleaning & security needs on an ongoing basis
  • Perform custodial and light maintenance duties as outlined in the Custodian position description
  • Follow district policies, procedures, and union contracts in carrying out all responsibilities
  • Perform related duties as assigned by the Business and Operations Manager
WORKING CONDITIONS:
  • Regular exposure to fumes or airborne particles (including dirt & dust)
  • Frequent exposure to toxic or caustic chemicals and vibration
  • Occasional exposure to wet and/or humid conditions
  • Occasional exposure to moving mechanical parts, high precarious places, outside weather conditions, risk of electrical shock
  • Moderate noise level
  • Direct responsibility for safety and work output of other people
PHYSICAL DEMANDS:
  • Regularly required to stand and walk
  • Regular pushing/pulling over 70 pounds
  • Carry 35 to 50 pounds
  • Frequent reaching with hands and arms, kneeling, stooping, crouching, crawling, twisting, bending
  • Occasional climbing, balancing
  • Lift up to 60 pounds
  • Move heavy equipment/furniture (bleachers, tables)
