Title: Project Manager, Capital Projects
Location: Providence, RI(Onsite)
35 hours a week
DESCRIPTION OF DUTIES AND RESPONSIBILITIES:
Essential Job Functions
- Provides project management services from project conception to project close-out, including planning, design, and construction phases.
- Coordinates and works closely and cooperatively with maintenance/trades personnel to ensure consistency between new construction and major rehabilitation project designs for maintenance and repair requirements.
- Assists in maintaining a complete plan and specification record of the as-built condition of buildings, grounds, utilities, roads, etc.; assists in maintaining those records by utilizing the computerized data base, where available.
- Coordinates the efforts of architects and engineers working for the college.
- Prepares, reviews and recommends modifications to plans and specifications for construction, renovation and deferred maintenance projects for compliance.
- Provides detailed inspection of construction, renovation and deferred maintenance projects.
- Provides liaison between customers, contractors and trades for project management. This includes support of regulatory agencies, and building inspector.
- Monitors progress of construction, renovation and deferred maintenance projects; coordinates needs with design and construction agents, and issues reports.
- Prepares construction estimates for preliminary engineering and budget studies.
- Assists in the design and construction of a variety of architectural, engineering, maintenance and other associated projects the College undertakes.
- Provides liaison with outside agencies (federal, state, and local) regarding progress, completion and project close-out.
- Prepares regular progress reports on project activity
Occasional Job Functions
Perform other duties and responsibilities as assigned by the Director of Capital Projects.
REQUIRED QUALIFICATION STANDARDS:
Education: Bachelor s degree in construction management, engineering, architecture, or related field.
Experience: A minimum of five years of cumulative experience in project management with experience in the planning, design, and construction administration of project phases.
Skills, Knowledge and Abilities:
- Knowledge and experience of industry standard project management practices.
- Working knowledge of building code requirements, and standard construction specifications.
- Effective communicator both orally and in writing; Active listener.
- Able to build and maintain strong relationships with clients, contractors, and construction workers.
- Able to organize, coordinate and supervise support staff.
- Adept at organization, time-management, and problem-solving; Works well independently, and takes initiative to meet agreed upon goals.
- Able to interpret institutional policies, plans, objectives, rules and regulations, and clearly communicate the information to subordinates and others.
- Able to prepare and present detailed studies and reports to include recommendations concerning the substance of the studies and reports.
- Able to operate personal computers and use common business software applications (i.e. MS Word, MS Excel, MS Outlook)
PREFERRED: Experience working as an owner s representative or project manager in a college or university setting, or other large, diverse, institutional setting; Experience using a computer aided design and computer project scheduling systems; (MS Project experience.) OSHA-10 training.
