At Daikin Applied, the Facilities Manager is responsible for the planning, direction, and execution of multiple site facilities, infrastructure, equipment, and grounds maintenance. Directs the planning, design, construction, maintenance, and alteration of the site facility(ies), facility support equipment, infrastructure, and grounds by performing the following duties personally or through subordinate supervisors or technicians.
A Day in the Life:
- Oversees the day-to-day Facility operations team and vendors to ensure that all facility needs are met and services are delivered safely & appropriately.
- Directs Facilities maintenance personnel and contractors engaged in equipment installation, facilities modifications, equipment repair, and preventive maintenance activities.
- Fosters innovation and continuous operations improvement through the implementation of industry best practices, process efficiency improvements, and identification and use of industry trends and tools that contribute to our operational excellence goals.
- Establishes key processes and drives implementation and maturity of standard work associated with best-in-class processes.
- Plans, budgets, schedules, and executes facilities modifications, maintenance, and repairs. This includes preparing cost estimates, bid gathering and evaluation, layouts, initial designs, project management & coordination, and vendor contracts.
- Inspects Facilities, Facilities' Systems, infrastructure, grounds, and evaluates the maintenance and repair of these items.
- Plans, organizes, maintains, and executes a site space utilization plan.
- Analyzes, operates, maintains, and repairs the site's building automation and support systems (HVAC, lighting, fire alarm, security, badge access, etc.).
- Partners with the DAA Information and Technology department to install, maintain, and repair Low Voltage wiring (IT Network cable, Fire alarm system, security system, etc.)
- Plans, schedules, and executes the site Facilities' Operations & Maintenance and Capital Project budget.
- Develops and maintains long-range Site plans, conceptual designs, and capital outlay requirements and documentation for the Site.
- Develop/refine Facility team organization vision and strategy to further expand and strengthen services across the site(s).
- Formulates and coordinates specifications, requirements for proposals and contracts, and associated documents for maintenance, repairs, site and facility modifications.
- Acts as a liaison and interacts with the public utility, environmental, municipal, and energy agencies.
- Inspects the site, facility, construction, repair, maintenance, and installation progress to ensure conformance to established specifications and local codes and regulations.
- Reviews real estate contracts in support of the site for compliance with company specifications and suitability for occupancy.
- Oversees and directs the Cafeteria, Vending, and other foodservice vendors to support the site workforce.
- Oversees and directs the site Janitorial vendor(s), Food Service vendors, grounds maintenance, landscaping, snow removal, security, and other service vendors as needed, in routine and emergency services in support site operations.
- Supports the planning and completion of company events for employees (customer visits, Employee appreciation events, etc.). Responsible for Facilities support functions and work.
- Partners with the broader organization to address complex issues and drive change management to meet business objectives.

What you will Bring:
- Vocational -Technical Certificate in Facility maintenance, HVAC repair/maintenance, Electrical repair/maintenance, or similar with a minimum of eight years related Facilities Maintenance and/or Management experience and/or training;
- Bachelors degree in Facilities Management or Project Management, with a minimum of 6 years Facilities Maintenance or Management experience, or an equivalent combination of education and experience.
- Familiarity with building automation systems and controls is required (i.e. Fire Alarm, Security, HVAC, Lighting, Card Access, Closed Circuit Television, etc.).
- Experience in leased facilities, construction, engineering, design, and all facets of property operation and building management is required.
- Experience with human resources, leading teams, and performance management processes is required.
- CMMS/Work Order Management experience is required.
