What are the responsibilities and job description for the Maintenance Technician position at Dallas Retirement Village?

The Maintenance Technician works with the Facility Operations Team, performing day-to-day building and maintenance for the physical plant in accordance with Dallas Retirement Village’s objectives and standards, assuring that the facility and its equipment are properly maintained for resident comfort, safety and convenience. The Maintenance Technician works under the direction of the Facility Operations Director and the supervision of the Facility Operations Assistant Manager.

Essential Job Duties:

To perform the job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or ability required. 1. Follow maintenance schedules as outlined by the supervisor.

2. Perform general maintenance duties: painting, drywall repair, flooring demo and install, light plumbing work, carpentry and minor electrical repair.

3. Perform routine and preventative maintenance and repair on the facility and its equipment.

4. Replace burned out light bulbs, including exit lights, overhead lights, fluorescent lights and resident room call lights.

5. Service heating and cooling units as specified by manufacturer, including filter changing, cleaning and oiling (PTAC units and HVAC units).

6. Maintain the cleanliness of laundry room machines, including filter cleaning and lint removal.

7. Clean return air vents in all buildings annually.

8. Keep all fire sprinkler heads, smoke and heat detectors clean and free of spider webs in all buildings.

9. Keep mechanical, electrical and all storage rooms clean.

10. Accomplish all work in the order of priority set by the supervisor.

11. Assist during winter with snow removal efforts.

12. Will be expected to use an Apple iPhone with wi-fi/data to utilize the WorxHub maintenance software app.

13. Clean and maintain equipment and tools.

Other Duties:

  • Attend and participate in-service educational classes, on-the-job training programs and weekly and monthly department meetings.
  • Immediately report all incidents/accidents, no matter how minor to the supervisor.
  • Immediately report all unsafe/hazardous conditions or defective equipment to the supervisor and take immediate corrective action.
  • Assure that established Infection Control and Universal Precautions practices are maintained when performing job functions.
  • Keep the supervisor informed of supply needs.
  • Assure that work areas are clean and equipment, tools, supplies are properly stored before leaving such areas on breaks or end of work day.
  • Performs specific work duties and other responsibilities as assigned by the supervisor.

QUALIFICATIONS:

1. High school education or equivalent. Technical Schooling and/or background preferred.

2. Ability to understand and follow instructions in English and perform simple arithmetic.

3. Experience in general construction including carpentry, painting and/or other trades. Familiarity with a wide variety of construction related tasks and tools and the ability to carry them out under supervision.

4. Proficient in basic computer skills (Word, email).

5. Valid Oregon driver’s license and clean driving record.

PHYSICAL REQUIREMENTS/WORKING CONDITIONS:

Must be able to move effectively through building and grounds as needed throughout the day; be able to manage long periods of walking and standing; be able to lift up to 50 lbs. unassisted and 100 lbs. assisted; good visual and hearing acuity; effective verbal communication skills; be able to climb ladders in order to perform cleaning and maintenance duties in high places such as the roofs and attics; be able to go under buildings and crawl spaces. May be exposed to communicable diseases, and blood and body fluids that may contain HIV and/or HBV. May be exposed to cleaning chemicals and offensive odors.
