We are looking for energetic, flexible, and service oriented individuals for the following position.

The Home Mortgage Disclosure Act (HMDA) Specialist will monitor loan pipelines that require attention relating to REG B and HMDA regulations.

In addition, communication should be provided to various roles within the mortgage process relating to questions involving proper actions to be taken on a loan and how those actions should be communicated via Adverse Action notices and HMDA coding.

Provide guidance to management when errors or discrepancies are identified and revisions to any policies and procedures along with responding to questions relating to those policies and procedures.

Practices safety-conscious behaviors in all operational processes and procedures.

Essential Functions :

  • Responsible for monitoring loan pipelines including but not limited to : incomplete, declined, withdrawn, approved, or aged loans.
  • Mail adverse action notices to borrower per established guidelines in addition to uploading all applicable notices into appropriate Loan Origination System and Core Imaging System.
  • Monitor HMDA data entry and verify that documentation of HMDA reporting is accurately reflected in appropriate Loan Origination System.
  • Provide guidance for Home Loan / Equity Specialists, Consultants, Processors and Underwriters to confirm HMDA information is being reported correctly.
  • Follow up with Home Loan / Equity Specialists, Consultants and Processors on status and proper action to be taken for all applicable loans and any loans that exceed regulatory guidelines.
  • Communicate with applicable Residential Lending staff and management regarding any HMDA action and reporting discrepancies.
  • Review various reports including but not limited to : LAR, Questsoft Validity / Quality Error, funding, or HMDA filter reports to resolve any errors as well as identify procedural issues.
  • Review and resolve findings from internal and external audits.
  • Review any new quality and compliance requirements from Fannie Mae along with state and federal regulators.
  • Assist in projects including but not limited to : writing policies and procedures, training related to HMDA or other mortgage compliance regulations, etc.

Job Qualifications

Must be legally authorized to work in the United States without the need for employer sponsorship, now or at any time in the future.

Required Minimum Qualifications :

  • High School Diploma or equivalent.
  • 3 years' experience in the mortgage lending industry with an emphasis on one or more of the following areas : mortgage compliance, origination, processing, underwriting, closing, post-closing and / or mortgage servicing.
  • Knowledge of State and Federal regulations, FNMA investor guidelines.
  • Strong communication and interpersonal skills.
  • Ability to handle multiple projects in a timely and confidential manner.
  • Demonstrate organizational and decision-making skills.
  • Be detail oriented, have a high degree of self-discipline to meet deadlines.
  • Be able to work and communicate with all roles within the mortgage process and have a working knowledge of state federal regulations including but not limited to RESPA, REG B, REG X, and REG Z and FNMA.
  • Complies with all Credit Union policies and procedures including those related to Bank Secrecy Act regulations.

Preferred Qualifications :

  • Bachelor's degree in Business or related field.
  • Mortgage compliance management experience.
  • Experience using software such as Encompass, Mortgage Cadence, Mavent, Questsoft, FICS and Symitar.
  • Experience working with business intelligence software such as Microstrategy or Tableau.
