Duties and Responsibilities:

Ensure Design Mechanical’s core values are always implemented:

  • Ensure that companies safety policies and procedures are always followed.
  • Ensure that systems are designed and coordinated to the highest degree of quality and functionality.
  • Maintain a positive working relationship with clients, architectural/engineering teams, vendors, and colleagues.
  • Provide solutions when called upon, and when identifying and noting problems that have not previously been recognized.
  • Take pride in delivering a quality product on time.
  • Be budget conscious and able to speak about the cost impacts that solutions will have both to DMI and to our clients.

Understand your projects:

  • Work with Preconstruction to ensure we are familiar with contract inclusions, exclusions, scope of work, proposal, and any accepted value engineering options. Identify possible misses and discrepancies on the front end of projects, and report along with solutions to allow the best chance to remedy as early as possible.
  • Know your plans, specifications, contract schedule and budget.
    • Identify discrepancies in specifications and work with project team to determine the specifications that will be used and make sure that proper documentation is performed.
    • Identify issues within the contract documents and work with Project Management to generate RFIs. Be prepared to work directly with the architect and engineer to resolve issues with the design with confirming RFIs to follow and be mindful and able to do so in a manner that is not insulting to them.
    • Be able to identify and communicate issues that will have BIM and/or construction schedule and/or budget impacts. Work with Project Manager for change order pricing on all changes ensuring we capture all BIM and construction costs and to capture schedule impacts.
    • Become familiar with and use the most current set of contract documents including all mechanical, architectural, and structural details.
  • Work with Project Management and Sheetmetal Shop Manager, Superintendents, and Foremen to identify and implement any cost saving strategies. Work with project team to identify opportunities to properly utilize prefabrication.
  • Work with Sheetmetal Foremen and Shop Manager to understand logistics, procurement needs, and onsite dates of duct, dampers, GRDs and equipment for projects and plan accordingly.

Understand your role as a leader and representative of Design Mechanical:

  • Promote company values and vision.
  • Maintain a professional relationship with general contractor and other project team members.
  • Take an active role in the development of other team members and lead by example. Recognize and implement training opportunities.
  • Communicate expectations.
    • Submittals, BOM, and procurement expectations with Project Management.
    • Batch form involvement and batch scheduling maintenance expectations, BIM drawing and contract drawing expectations with Sheetmetal Foremen.
    • Fabrication files and fabrication technique expectations with Shop Manager.
  • Reach out to Sheetmetal Foremen and ensure that they are communicating with you and are comfortable contacting you directly. Be an asset to them and help them with all project related items that you can to help them be more productive and efficient.  Communicate anything that has changed or was discussed during the BIM process that isn’t captured in the contract documents and help them understand what information to use from the contract documents and what information to use from BIM.
  • Work with Project Managers and Foremen to help pre-plan projects and help ensure that everyone understands specific equipment & materials being used.
  • Work closely with Sheet Metal Foremen to ensure that they understand their role in helping review and making the model constructable in the most efficient ways.
  • Attend all appropriate meetings including project pre-plan meetings, weekly BIM or VDC coordination meetings, and meetings with the architect/engineer as required.

QA/QC & Documentation:

  • Ensure that Sheet Metal Foremen, Project Managers, Shop Manager, and BIM Manager have the opportunity to review drawings before they are put into production.
  • Make field site visits and verify that all systems are installed per coordinated model and if not, find out why.
    • If no issues are caused by the variance and it was a better method or route found in the field, take note and report back so the findings may be used in the future.
    • If other trades are installed incorrectly and that caused the variance, help the foremen and project manager understand the situation so that any incurred cost can be recovered. Ideally, the other trades being installed wrong will be caught and communicated to the foremen and project manager prior to sheetmetal routing being altered.
  • When creating install/shop drawings do your own QA/QC review. Look at your drawings as you would look at them being an installer or in the fab shop and identify what information is missing.  Ensure that all ducts are represented with the correct material and insulation specs on the drawings.
  • Ensure all changes, variances, and revisions from contract drawings are documented.
  • Ensure that all equipment, dampers, and GRDs are represented accurately in the model and on all drawings, BOMs, and procurement documents once submittals have been approved. Verify accuracy again once equipment is in hand.
  • Work with foremen, Project Managers, and APMs to ensure status changes are being kept up with in Liquid Cloud.
  • Work with Sheet Metal Foremen and Project Manager to gather as-built information, update the model accordingly and make as-built shop drawings at project close out.

Requirements:
