Job Summary
Disrupt Management is currently seeking an experienced Leasing Agent to join our team!
The role of a Disrupt Management Leasing Agent requires high energy and a burning desire to make a real difference in people’s lives and a commitment to anticipate and exceed the expectations of our residents and customers. This diverse role combines sales, customer service and marketing to lease apartment homes and build excellent relationships with guests and residents. The ideal candidate will be proactive in anticipating and exceeding expectations in all areas of the Leasing Agent role.
Essential Duties and Responsibilities
- Successfully sell properties, products, and services to prospects
- Maintain thorough product knowledge of the property, sister properties and competitors
- Assist manager in developing and implementing effective marketing strategies to increase property traffic and internet leads
- Convert phone calls and internet leads to property tours, and property tours to leases
- Ensure guest cards are complete, entered in the property management software, and follow up procedures are completed for every prospect
- Ensure leasing office, tour path, vacant apartments, amenities, and general curb appeal of community is pleasing to all 5 senses and is impeccably clean. Spot clean if necessary to maintain the high standard of which Disrupt Management is synonymous with
- Generate qualified traffic, by way of cold call, direct email, business outreach, locator/realtor solicitation, and other lead generation activities necessary
- Conduct weekly remote outreach marketing and locator/realtor solicitation to promote Disrupt Management, establishing a favorable referral relationship
- Maintain online internet marketing, effectively track traffic, and respond to internet leads
- Develop and maintain first class customer service relationships with prospects and residents
- Manage and resolve resident concerns
- Monitor outstanding work orders and constantly communicate with maintenance staff to ensure 24-hour guarantee
- Plan, organize and conduct resident functions as needed and as directed by Property Manager
- Complete market survey as directed by manager
- Assist residents with retrieving packages, dry cleaning, and other deliveries
- Follow up on work orders and services to ensure resident satisfaction
- Accurately prepare and be thoroughly knowledgeable with all lease-related paperwork, from the application process through move out. This includes processing applications, preparing move in information, lease files, renewal letters and leases, completing brochures, completing move out requests, and any other forms utilized as they relate to leasing and resident relations
- General clerical assistance including (but not limited to) answering phones, taking messages, managing the facilities/work orders in the property management software, filing, and ordering office supplies
- Complete leasing reports as required
- Meet closing and telephone conversions ratio goals
Required Skills/Qualifications
- One or more years of proven experience as a leasing agent
- Working knowledge of real estate law and leasing practices
- Excellent phone etiquette (speak clearly and concisely)
- Up to date knowledge of property market status
- MS Office
- Excellent written and verbal communication and negotiation skills
Preferred Skills/Qualifications
- Bachelor’s Degree in real estate, business administration, or similar field
- Bilingual (Spanish)
